Options: A – 2 tenants rent an apartment with 3 bathrooms and 1 kitchen. They are allowed to sublet 2 rooms to 2 partners. B – 2 main tenants are already living in an apartment with 3 bathrooms and 1 kitchen. Their lodger is moving out. Here, 2 partners are allowed to immediately rent 2 rooms as lodgers from the main tenants. C – 2 main tenants have been living for over 12 months in an apartment with 2 bathrooms, 1 kitchen, and 1 utility room. Their lodger is moving out. Here, 2 partners or 1 single person may immediately rent a room as a lodger from the main tenants. D – 2 main tenants have been living for over 12 months in an apartment with 3 bathrooms and 1 kitchen. Their lodger is moving out. Here, 2 partners or 1 single person may immediately rent a room as a lodger from the main tenants. Total housing costs per apartment = base rent + lease of appliances, furniture, furnishings + service costs + additional charges for energy, water, internet, taxes = gross rent. The main tenant pays the local municipal taxes (€80,00), plus energy + gas + water network costs (€80,00), plus internet/TV (€40,00), plus energy consumption advance payment (€100,00), plus furniture and appliance lease (€100,00 to €150,00). The subtenant pays a price to the main tenant. You NEVER pay the owner directly. No students, no temporary contracts, no internships. No candidates under the age of 24. No smoking, no vaping, no pets. According to the Amsterdam Housing Regulation, a maximum of 2 persons may occupy a single dwelling. Signing a rental agreement with 3 or more people will be penalized by the Municipality of Amsterdam. A third person is considered a second household. A fourth person is a third household. The Municipality of Amsterdam enforces strict rules. If residents occupy a property in violation of these rules, the owner may be fined between € 10.000,00 and € 50.000,00. Even if the residents occupy the property in violation of the rental agreement, this will have consequences. As a result, all candidates must first demonstrate that they understand the municipal regulations. There are strict rules stating that 2 main tenants may allow someone to move in. This is only permitted if the 2 main tenants have already lived in the apartment for at least 12 months. BUT in the case of 2 partners, a lodger rental contract can be signed immediately. "2 partners" can be a married couple or a registered partnership, but also two family members, such as two brothers, or an uncle and nephew. Two people who can prove that they have lived together for years, share joys and sorrows, and pay rent from a joint bank account also meet the requirement of being considered "2 partners." The Housing Regulation defines what a household is: A single person, or two people with or without children, who share or intend to share a long-term household, characterized by mutual care and a division of responsibilities that goes beyond simply living together in the same home, with the intention of cohabiting indefinitely. Married couples and registered partners are presumed to form a household. Two friends are not recognized by the Municipality of Amsterdam as 2 partners. They are considered two separate households and cannot both be accepted as lodgers in the same property. The Housing Regulation also defines what a lodger must share: These apartments have multiple showers, several toilets, extra sinks for doing the dishes, and sometimes a utility room where cooking is also possible. The lodger is required to share two facilities with the 2 main tenants: Either a kitchen + toilet OR a kitchen + bath/shower room. Main tenants are allowed to designate an extra shower and extra toilet as private, but they are required to continue sharing the main bathroom and one toilet with the lodger. In standard apartment layouts, this is not an issue. But it can be in luxury apartments with multiple bathrooms and toilets. The Municipality of Amsterdam aims to dismantle such luxury shared housing setups. Don’t ask why. The administrators in Amsterdam are increasing the housing shortage. Ideology wins over logic. These apartments have already provided good and affordable housing to 3 to 4 people for over 30 years. Since 2024, this is only allowed if the residents understand and comply with the strict regulations set by the Municipality of Amsterdam.
