You will get a discount of 50 euros per month on rent for the first two months if you are willing to make the main tenant's other room into a sitting bedroom and the studio suitable for their own use, and for possibly shared use... You will have a small private balcony to the east and the kitchen is fully equipped (dishwasher/washing machine/dryer/fridge/air fryer/coffee machine/kettle/gas stove/electric oven and microwave...
