Smoking and pets are not allowed. Spacious house in a quiet and green area. Due to a short assignment abroad for my work, our house is for rent for 5 months. The house is offered furnished and upholstered. Total living area is over 148 m2. House is located on a car-free courtyard and at the front a veranda where you can enjoy the peace and quiet. Ground floor with underfloor heating, other floors are heated by radiators. Heating and hot water, both by district heating. House equipped with a total of 9 PV panels. In total there are 4 bedrooms and 1 study on the first and second floor. A 5th bedroom and the attic are not available due to storage of our own belongings. Layout: Entrance to hall with toilet. Living room with open kitchen. Kitchen has a large cooking island and the kitchen has a fridge/freezer, oven, induction hob, dishwasher and extractor hood. The floor is fitted with PVC. Double doors at both the front and rear. At the front (kitchen side) to the veranda and at the rear to a spacious, green garden and back terrace. The garden also has a storage room. The first floor, fitted with a laminate floor, has 3 rooms. 2 are currently in use as a bedroom and 1 as a study. Bathroom has a bath, shower, toilet, double sink and towel radiator. The second floor has a vinyl floor with a herringbone pattern. Has a dormer window at both the front and rear, which means that there are still 2 sunny bedrooms available. The technical room (where mechanical ventilation and converters are hidden behind a bookcase) is not only the place where the washing machine and dryer are located, but has also been expanded with an extra toilet and a sink. Just a few minutes' walk away is a new bustling shopping centre, the Oosterhoutse Plas, a fast connection for cyclists to the centre of Nijmegen and Lent station is also within walking distance.
