All apartments have 3 bedrooms. The living area varies between approximately 47 and 76 m2. The apartments are completely modern. You can expect electric cooking because the apartments do not have gas connections. The apartments are also well insulated, which is good for your energy costs. Neighborhood: The apartments are located in Leiden North in the Prinsessenbuurt. Within walking distance is the Kooiplein with various shops, the building housing the Brede School, the library, and the health center. The neighborhood is well accessible by public transport. The lively center of Leiden is less than a 10-minute bike ride away. The apartments: The apartments are located in the first residential building, thus block 1. This block is 5 stories high and has an elevator. The apartments have a balcony or a small terrace and on the ground floor, there is a communal bike storage. There is also a small communal courtyard on the ground floor, which is enclosed with a low fence. In addition, you will find the parking lot here, which is secured with a barrier. The 13 parking spaces are reserved for the four-room apartments in block 1 and are therefore not available for everyone. The apartments are heated by means of a WKO installation (heat-cold storage), which provides heat or cooling via the heat pump to the underfloor heating pipes. The apartments are also equipped with a balanced ventilation system with heat recovery. For hot water, there is a 200-liter boiler available, which is also fed by the heat pump. The parking space is mandatory to rent with the apartment and the costs are €32.50 per month. Mutual swapping of parking spaces is not allowed. During the construction of all residential buildings (block 1 to 5), the parking spaces are still in use by the contractor and are therefore not yet available for you. This storage also accommodates larger cargo bikes and there are a few scooter spaces (for a fee). Gas-free! There is no gas connection in the apartment, so you cannot cook with gas! The maximum permitted power is 7.2 kilowatts. There is no 3-phase power circuit. It is best to inform this data to the supplier so they can advise you on which cooking plate you should purchase. Rental Prices: The rental price of the apartments is €1,184.82. The rental price is exclusive of service costs, which are €36.85 per month for the ground floor and €56.85 for the upper-floor apartments. Rent Increase 2026: If you sign the lease for your new home before May 1, 2026, you will be subject to the annual rent increase as of July 1, 2026. The annual rent adjustment follows the laws and regulations. How much the rent increase will be is not yet known.
