Prices exclude energy costs, water, internet, and municipal taxes. No gas is present. Keeping pets is always in consultation with the landlord, dogs are NOT allowed. To qualify for a property, your gross income, without any allowances, for 1 person must be at least 3.5 times the bare monthly rent. The income for 2 persons must be at least 4.5 times the bare monthly rent. Any payment obligations (such as alimony, personal loans, etc.) will be deducted from the income. In case of insufficient income, there are two options to meet this standard: a higher deposit and/or a guarantee. The guarantor must be a direct family member of the tenant. With a guarantee, someone stands surety for the tenant; this person meets the income standard of 5 times the bare monthly rent. The income of the candidate must not deviate more than €150.00 from the standard. Exceptions: For self-employed individuals and specific cases, a deviating income standard may be applied. A deposit is requested for each property. This deposit is often equal to two or three months' rent. In the case of self-employment, this is always at least three times the monthly rent.
