Apartments and flats for Rent in Amsterdam

Apartments for rent in Amsterdam average €2,442 a month for 80 m², based on over 118,900 apartment listings tracked by RentHunter since February 2024. Eight in ten ask between €1,000 and €3,600, the gap between a compact flat in the old center and a three-bedroom family apartment further out.

Outdoor space is what sets one Amsterdam flat apart from the next. A balcony is common, mentioned in 46% of listings, while a garden (14%) or a parking space (29%) is a rarer find in a city that runs on canals, trams and bikes.

Amsterdam apartment listings differ on three points that decide the rent: furnishing, the number of bedrooms and the type of contract.

42% of Amsterdam apartment listings come furnished, the usual first step for expats on a one or two year assignment, and 15% of listings are aimed at expats directly. Arriving with a suitcase? Start with furnished apartments in Amsterdam.

Most other flats are gestoffeerd or kaal. Gestoffeerd means floors, curtains and light fittings are in place but there is no furniture; kaal means an empty shell, sometimes without flooring. Staying several years? Counting gestoffeerd flats as well widens the search.

Two-bedroom apartments are the core of the Amsterdam market, with 53,667 listings at an average of €2,539 a month. A 1-bedroom flat averages €1,912 (32,838 listings), a 3-bedroom €3,110 and a 4-bedroom €4,046, while 603 five-bedroom listings averaged €4,851.

Penthouses and high-end flats with a canal or water view are grouped under luxury apartments in Amsterdam. Below the 1-bedroom sits the studio, one room with its own kitchen and bathroom, and on a tighter budget, rooms in Amsterdam in a shared flat.

A new Amsterdam apartment lease is open-ended by default: since 1 July 2024 Dutch law makes the indefinite contract the rule, with exceptions such as student and youth contracts. Planning to stay only a few months? Check the contract type in the listing before you book a viewing.

• Jordaan: small canal-side flats, steep stairs The Jordaan, just west of the canal ring, has compact apartments in narrow old houses, often up steep stairs with no lift. It suits singles and couples who want to cycle to work in the center, and the Saturday farmers' market on the Noordermarkt is the neighborhood's weekly ritual.
• Oud-Zuid: spacious flats near the Vondelpark Oud-Zuid, between the Vondelpark and Museumplein, has wide pre-war apartments with high ceilings on quiet streets. It is a classic choice for families and higher budgets, with the Rijksmuseum and the Concertgebouw within walking distance.
• Zuidas: towers by Amsterdam Zuid station Zuidas, around Amsterdam Zuid station, is the city's business district, with newer residential towers a short walk from the platforms. Expats who work in its offices value the direct trains to Schiphol and the metro to the center.
• IJburg: new-build islands with a city beach IJburg is a group of islands in the IJmeer on the eastern edge of Amsterdam, with newer apartment blocks, lifts and more family space than the old center. Tram 26 runs to Centraal Station, and Blijburg, the island's beach, is where residents head on summer evenings.

New Amsterdam apartment listings asked a median €2,500 a month in the 90 days to October 2026, according to RentHunter data, the current price level rather than the long-run average. Asking rents are stable compared with three months and a year earlier.

The advertised rent is usually the base rent. Before you compare two flats, ask for the total rent including service costs, and whether gas, water and electricity come on top.

The average deposit on Amsterdam apartment listings is 1.43 months of rent. Dutch law caps it at two months of base rent for leases signed since 1 July 2023, and a makelaar (letting agent) working for the landlord may not charge you a fee.

78% of listings state that you can register at the address. You register with the gemeente Amsterdam within five days of moving in: by appointment if you arrive from abroad, online with DigiD if you move from elsewhere in the Netherlands. A first registration gives you a BSN, the number employers and health insurers ask for, so get the right to register confirmed in writing before you pay a deposit.

• Eindhoven in 73 minutes, Groningen in 108 Eindhoven is about 73 minutes away (120 km), workable with two office days a week, while Groningen, about 108 minutes away (207 km), suits the occasional meeting rather than a daily commute.
