Studios for Rent in Amsterdam

A studio apartment in Amsterdam costs €1,248 a month on average for 34 m², based on over 5,400 studio listings tracked by RentHunter since February 2024. The newest listings ask less: studios first listed in the 90 days to October 2026 had a median asking rent of €1,005.

A studio in Amsterdam is a self-contained home with one main room, its own front door, kitchen and bathroom, so nothing is shared with housemates. It sits between a room in a shared flat and a 1-bedroom apartment with a separate bedroom, and for a single young professional it is often the first home in the city that is entirely their own.

1. Average rent: €1,248 a month
   The average Amsterdam studio asks €1,248 a month. The 1,722 studio listings that count one bedroom average €1,297, the figure to hold an offer against if you want a sleeping area apart from the living room.
2. Price range: €649 to €1,911
   Eight in ten Amsterdam studio listings ask between €649 and €1,911 a month. A budget near €650 is the floor of the market, and above €1,900 a 1-bedroom apartment becomes a realistic alternative.
3. 23% cheaper than Amstelveen (€1,623)
   Amsterdam studios cost 23% less on average than studios in Amstelveen, where the average is €1,623 a month. Amstelveen borders Amsterdam to the south, so moving just past the city line raises the rent rather than lowering it: compare studios in Amstelveen.
4. 34 m² of living space
   The average Amsterdam studio measures 34 m²: one room for living and sleeping, plus a kitchen and bathroom. A few listings labeled studio are larger homes, 58 with two bedrooms at an average of €2,117 and 26 with three at €3,302, prices closer to a house for rent in Amsterdam.
5. 52% furnished, the rest gestoffeerd or kaal
   52% of Amsterdam studio listings come furnished, with a bed, a table and kitchen equipment in place. The others are gestoffeerd, with floors, curtains and lights but no furniture, or kaal, an empty shell where you lay the floor yourself.
6. 64 new studios a week, median €1,005
   About 64 new Amsterdam studios a week appeared in the 28 days to October 2026, according to RentHunter data. Their median asking rent in the 90 days to October 2026 was €1,005, 11% lower than for new listings a year earlier: the current asking level, where the €1,248 average covers a longer period.

Amsterdam studios range from 19th century walk-ups to new blocks with a lift, and three districts on the metro network show that range from the center to the southeast.

De Pijp, just south of the canal ring and west of the Amstel, fits small studios into 19th century buildings, often up steep stairs with no lift. The Albert Cuypmarkt runs Monday to Saturday, Sarphatipark is the neighborhood's lawn, and De Pijp metro station on line 52 is a few stops from Centraal Station and Amsterdam Zuid.

De Pijp suits a young professional who wants cafés at the front door and accepts a compact floor plan in return.

Amsterdam-Noord, across the IJ, is linked to the center by free ferries that leave from behind Centraal Station and by metro line 52 from Noorderpark and Noord stations. Newer residential blocks around Overhoeks, next to the EYE film museum, offer studios with a lift, and the former NDSM shipyard is the district's creative hub.

Noord suits starters who want a newer building and do not mind cycling onto a ferry every morning.

Zuidoost, around Amsterdam Bijlmer ArenA station, has newer apartment blocks near the Johan Cruijff ArenA and the Ziggo Dome. Trains from Bijlmer ArenA run directly to Utrecht, and metro lines 50 and 54 reach Holendrecht, the stop for the AMC academic hospital.

Zuidoost suits hospital staff, medical students and anyone who commutes toward Utrecht.

An Amsterdam studio lease comes down to three checks before you pay anything: the deposit and service costs, the type of contract and the right to register at the address.

Amsterdam studio listings ask an average deposit of 1.24 months of rent. Many studios also charge servicekosten, service costs on top of the base rent for things like cleaning shared hallways, a building internet connection or energy, so ask for the monthly total and what it covers before you compare two studios.

A new Amsterdam studio lease is open-ended by default: since 1 July 2024 Dutch law makes the indefinite contract the rule, with exceptions such as student and youth contracts. With 25% of studio listings aimed at students, check which contract you are offered, and when it can end, before you sign.

75% of Amsterdam studio listings state that you can register at the address. You register with the gemeente Amsterdam within five days of moving in, by appointment if you arrive from abroad and online with DigiD if you move within the Netherlands.

A first registration gives you a BSN, the number an employer and a health insurer ask for, so get the right to register confirmed in writing before you pay a deposit on the property.
