Studios for Rent in Maastricht

A studio in Maastricht costs €849 a month on average for 29 m², based on over 3,000 studio listings tracked by RentHunter since February 2024. A studio is one room with your own kitchen and bathroom, exactly what many Maastricht University students and PhD candidates want after a year in a room with a shared kitchen. Students are the target of 43% of studio listings, expats of 11%.

The Maastricht studio market follows the calendar of a university with a large international student body. Most studios are a short bike ride from the faculties in the old center or the health campus in Randwyck, and Eindhoven, the first big city to the north, is about 62 minutes away by public transport, with a direct train from Maastricht station.

Maastricht studios differ on three points: furniture, private facilities and contract type.

In Maastricht, 65% of studio listings come furnished, the easy option for an international student arriving with one suitcase: start with furnished studios in Maastricht. A gestoffeerd studio has floors, curtains and lights but no furniture, which pays off if you stay for a four-year PhD.

A self-contained studio in Maastricht has its own front door, kitchen and bathroom; some listings called studio share a kitchen or toilet, which makes them closer to a room. Check the floor plan, because generally only self-contained housing can qualify for huurtoeslag, the Dutch rent benefit.

Studios aimed at Maastricht students may come with a student contract that ends when you stop studying, one of the exceptions to the open-ended lease that is standard since 1 July 2024. PhD candidates employed by the university are usually not enrolled students and sign an ordinary lease.

• Jekerkwartier: old town by the Helpoort The Jekerkwartier, the southern part of Maastricht's old center along the Jeker, sits by the Helpoort, the oldest surviving city gate in the Netherlands. You walk to the faculties in the center in minutes, and the Vrijthof is around the corner.
• Boschstraatkwartier: north of the Markt by the Bassin The Boschstraatkwartier, just north of the Markt, is built around the Bassin, Maastricht's old inland harbor, and the former Sphinx factories, now home to the Lumière cinema. It suits students who want the city center within walking distance but a little away from the Vrijthof bars.
• Randwyck: medicine and PhD territory Randwyck, in the south-east of Maastricht, combines the university's health and life sciences faculty with the Maastricht UMC+ hospital and its own station, Maastricht Randwyck. Medicine students and PhD candidates with lab or clinic hours rent a studio here to cycle to work in minutes.

The current price level is lower: studios first listed on RentHunter in the 90 days to October 2026 asked a median €722, stable compared with three months earlier and 6% lower than a year before. About 30 new studios appeared each week in the 28 days to October 2026.

Registration is possible according to 82% of studio listings. Register with the gemeente Maastricht within five days of moving in: by appointment if you arrive from abroad, online with DigiD if you move within the Netherlands.
