Maastricht apartments for rent cost €1,306 a month on average for 69 m², based on over 10,700 apartment listings tracked by RentHunter since February 2024. Three Dutch words in an advert decide what you move into. Kaal is an empty shell, sometimes without flooring or lights. Gestoffeerd means floors, curtains and lamps are in place but no furniture. Gemeubileerd means fully furnished. A studio, listed separately, is one room with its own kitchen and bathroom.

Maastricht, capital of Limburg with 122,753 inhabitants, sits at the southern tip of the Netherlands with the Belgian border along its western and southern edge. A flat in this city can serve a job in Liège or Aachen as well as one at the Randwyck campus.

Maastricht's railway station, the Céramique district and the Randwyck campus all lie on the east bank of the Maas, across the bridges from the old center. On the west bank, south of the old city walls, Villapark is a quiet district of large detached houses where couples who want a garden look first: 19% of apartment listings mention one, and houses for rent in Maastricht offer more.

Wyck is the Maastricht neighborhood between the railway station and the Maas, with the restaurants and small shops of the Rechtstraat in between. On a Friday morning you leave your flat, cross the Sint Servaasbrug, the oldest bridge in the Netherlands, and reach the weekly market on the Markt within minutes. Wyck suits young professionals and cross-border commuters who want to walk to the train.

Céramique is the Maastricht district just south of Wyck, built on the grounds of the former Société Céramique pottery works along the Maas. Its apartment blocks surround the Bonnefanten museum and the Centre Céramique library, and the Hoge Brug footbridge takes you across the river to the old center. Couples who want a newer building with a balcony usually look here first.

Randwyck, in the south-east of Maastricht, holds the Maastricht UMC+ academic hospital, the university's health and life sciences campus and the MECC conference center, with its own railway station. Doctors, researchers and university staff rent here to cycle to work in a few minutes. Students on a tighter budget mostly look at rooms for rent in Maastricht instead.

Commuting from Maastricht runs two ways: across the Belgian and German borders, or north into the Netherlands, with travel times by public transport from Google Routes.

Liège, in Belgium, has direct trains from Maastricht station, and Aachen, in Germany, is reached by train via Heerlen or by bus. The GrensInfoPunt of the Meuse-Rhine region answers cross-border workers' questions about tax, social security and health insurance.

Eindhoven is about 73 minutes from Maastricht by public transport (100 km), close enough for a hybrid week at an office there. Utrecht takes about 121 minutes (180 km), which works for one or two office days a week.

Rotterdam is about 142 minutes from Maastricht (203 km), Amsterdam about 148 (219 km) and Den Haag about 162 (226 km), too far for a daily return trip. Groningen, much further north, is a weekend journey.

Before signing for an apartment in Maastricht, check three things: registration, deposit and contract type.

In Maastricht, 72% of apartment listings state that you can register at the address; get it confirmed in writing before you pay anything. You register with the gemeente Maastricht within five days of moving in: by appointment at the Stadskantoor on Mosae Forum if you arrive from abroad, online with DigiD if you move from elsewhere in the Netherlands.

Maastricht apartment listings ask an average deposit of 1.29 months of rent. Since 1 July 2024 a lease is open-ended by default, with exceptions such as student and youth contracts, so ask which exception applies if a landlord offers you a fixed term.

Maastricht landlords check your income against the rent, so bring your ID, employment contract and recent payslips. New university staff can add their letter of appointment; cross-border workers bring the contract with their Belgian or German employer.
