Apartments, rooms and studios for rent in Utrecht

To rent an apartment in Utrecht, expect around €1,724 a month, 25% above the €1,380 asked in Amersfoort. Based on over 36,000 listings tracked on RentHunter since February 2024, apartments make up 62% of Utrecht rentals, rooms 19%, and studios and houses 9% each.

Utrecht has 343,038 inhabitants and is the capital of Utrecht province. Amsterdam is 27 minutes away by public transit, Den Haag 34 and Rotterdam 36, which puts three large job markets within a daily commute for professionals living in the city.

The Utrecht rental market centers on apartments, and the average home listed is 62 m². Deposits average 1.33 months of rent, below the legal cap of two months of base rent for leases signed since 1 July 2023.

Rent in Utrecht averages €1,523 a month across all property types, with 80% of listings between €638 and €2,500. On RentHunter, about 230 homes were newly listed per week in the 28 days to October 2026, and their median asking rent of €1,375 in the 90 days to October 2026 is the best guide to current prices.

A studio is a self-contained home with its own kitchen and bathroom but no separate bedroom; Utrecht studios average €1,068 for 28 m².

A house for rent in Utrecht averages €2,430 for 111 m² across 3,247 listings: a Utrecht house is the only property type above €2,000 a month.

Registration matters for anyone moving from abroad, and 72% of Utrecht listings state that you can register at the address. Furnished housing makes up 35% of listings, and expat-targeted and student-targeted listings 11% each. Outdoor space is rarer: 26% of listings mention a balcony, 17% a garden and 28% parking, while 2% say pets are allowed.

Lombok, a short walk west of Utrecht Centraal, mixes old worker houses with the shops of the Kanaalstraat. The center around the Domtoren and the Oudegracht offers mostly apartments and rooms above shops and in converted canal houses: small properties, rarely with parking.

Utrecht Centraal is the busiest railway station in the Netherlands, with direct intercity trains to Amsterdam, Den Haag, Rotterdam and Eindhoven, which is 48 minutes south by public transit.

Amsterdam is 27 minutes from Utrecht by public transit, 40 km, with direct intercity trains several times an hour to Amsterdam Centraal and Amsterdam Zuid.

Den Haag and Rotterdam are 34 and 36 minutes from Utrecht by public transit, 60 and 56 km, each on a direct intercity line from Utrecht Centraal.
