Houses for Rent in Edam Volendam

Renting a house in Edam-Volendam puts you in one of the most distinctly Noord-Holland corners of the greater Amsterdam region. Unlike the dense apartment blocks of the capital, the house market here is dominated by spacious family homes, many with private gardens and off-street parking, at price points that would be impossible to find just 26 km to the west. The municipality combines two very different towns: Edam, with its canal-laced historic center and centuries-old cheese heritage, and Volendam, the famously colourful fishing village on the Markermeer where the waterfront promenade still draws locals on sunny Sunday mornings. Living in a house here means your children can walk to school along a dike path, your bike commute might actually pass working fish smokehouses, and your back garden faces a polder landscape that has barely changed in three hundred years.

Based on listings tracked by RentHunter, the local house-rental segment is relatively modest in volume compared to Amsterdam, which means well-priced homes move quickly. Detached and semi-detached family homes are the dominant property type, and furnished houses do appear occasionally, typically targeting expats working in or around Amsterdam who want a ready-to-move-in option in a quieter setting. If you need more options in the region, houses in Purmerend and houses in Alkmaar are the two closest alternative markets worth checking alongside this search.

Edam-Volendam has no direct train station of its own. The main transit link is by bus to Purmerend or Amsterdam, with frequent connections running throughout the day. Many residents also cycle the relatively flat Noord-Holland terrain to Purmerend station and pick up the train from there. For a house renter weighing the peace of a polder town against the pull of the city, the commute is a key calculation.

At roughly 34 minutes by public transit, Amsterdam is the dominant destination for daily commuters. Direct bus services connect Volendam to Amsterdam Central and Amsterdam Noord throughout the day. This is why many expat families choose a house to rent in Edam-Volendam: you can work in Amsterdam and come home to a garden and space that the capital simply cannot offer at comparable rent.

Utrecht is reachable in around 73 minutes, typically via bus to Amsterdam and then the intercity train south. It's a realistic option for professionals who travel to Utrecht a few times a week rather than every day. Utrecht houses a large university, major employers in insurance and tech, and is the main rail hub of the Netherlands, making it a relevant secondary connection for Edam-Volendam residents.

Family houses in Amsterdam's suburbs and outer districts command significantly higher rents than comparable properties in Edam-Volendam. A four-bedroom house with a garden in Amsterdam's eastern or northern periphery typically rents for well above €2,500/month; the same footprint in Edam or Volendam is typically a noticeably lower figure. For families looking at a long-term rental, that difference compounds quickly over a year.

The trade-off is real: you gain space and garden but give up walking distance to Amsterdam's city centre amenities. The 34-minute bus ride works well for office days, but spontaneous evenings out require more planning. Families who primarily need good schools, outdoor space, and a tight-knit community often find the calculation firmly in Edam-Volendam's favour. Couples or individuals who thrive on daily city access might prefer to look at apartments in Edam-Volendam or commuter alternatives like Purmerend instead.

It is also worth comparing Edam-Volendam to its nearest similar-sized neighbour. Purmerend has its own train station with direct Amsterdam connections every few minutes, which some renters value enough to pay a slight premium. Browsing both markets in parallel on RentHunter gives you a clear side-by-side view of what each town actually offers at any given price point.

• Edam historic centre: canal-side terraces The heart of Edam, around the Damplein and the Grote Kerk, contains a mix of historic canal-side terraces and renovated merchant houses. Rental supply here is thin because many properties are owner-occupied or used as holiday lets. When a house does become available in this area it tends to command a premium for its character, though gardens are rare and parking means a short walk. Ideal for couples or small families who prize location over square metres.
• Volendam waterfront and Julianaweg: village-centre living Volendam's dijk and the streets just inland, particularly around Julianaweg and Mgr. Nieuwenhuijsenstraat, form the social spine of the fishing village. Houses here are compact by national standards but packed with character: low-pitched roofs, narrow facades, and doors that open directly onto busy pedestrian lanes. It suits people who want to be embedded in daily Volendam life, within five minutes of the waterfront fish stalls and the Wednesday market.
• Edam-Noord and postwar expansion: family terraces with gardens The residential streets north and east of Edam's old centre, developed mainly in the 1960s–1980s, are where most of the practical family house stock sits. These are solid Dutch rijtjeshuizen and twee-onder-een-kapwoningen with back gardens, bike sheds, and room for a car. School catchments here cover primary schools within walking distance, and the neighbourhood has a quiet, settled feel. This is the area most often relevant for families searching for a house to rent in Edam-Volendam long term.
• Buitenhuizen and Volendam-Zuid: newer builds near the polder edge The southern edges of Volendam and newer development zones feature more recently built detached houses and spacious semi-detached properties, often with larger gardens and modern insulation. These areas attract families who want the most space per euro and are less focused on historic character. The open polder views from back gardens are genuinely spectacular on clear days, and the area is well-suited to households with pets or a need for outdoor storage. If pets are a priority, check pet-friendly houses in Purmerend as a nearby comparison.
