Room hunting around Oldenzaal's compact core
Oldenzaal's room market clusters around three main areas, each offering different advantages for renters. The city's compact size means most locations are within cycling distance of essential amenities and the train station. Check out rooms in Enschede if you need more variety, or consider apartments in Oldenzaal for more space.
Historic center around Marktplein
The area around Marktplein offers the most character with rooms in converted historic buildings and above local shops. You'll be walking distance to cafés, the weekly Saturday market, and cultural venues like Paleis aan de Westkant. Expect higher prices here but the shortest commute to everything Oldenzaal offers. Most rooms come unfurnished, so budget for basic furniture.
Station area near Stationsplein
Perfect for commuters heading to Enschede or Germany, this area offers newer room options in small apartment buildings and converted family homes. The 15-minute walk to the center keeps you connected while offering slightly lower rents than the historic core. Several local supermarkets and the library are within easy reach, making daily life convenient.
Residential streets south of center
Quieter family neighborhoods offer rooms in shared houses, often with gardens and parking spaces. This area suits renters seeking a peaceful environment while staying within Oldenzaal's boundaries. The trade-off is a longer bike ride to nightlife and restaurants, but you'll find the best value for money and potentially furnished room options that are rare in the center.
Oldenzaal's weekly Saturday market on Marktplein is perfect for fresh produce and local goods. Many room renters do their weekly shopping here to save money compared to supermarket prices.
Room prices in Oldenzaal reflect the city's unique position as a border town with limited housing supply. While rooms cost 42% more than Enschede's average of €418, you're paying for proximity to both Dutch amenities and German opportunities, plus the charm of a smaller community.
Most rooms range from €350-600 monthly, with furnished options commanding premium rates due to their scarcity. International renters often find furnished rooms in nearby Enschede more readily available if Oldenzaal's limited furnished market doesn't meet their needs. Factor in utilities (typically €50-80 monthly) and remember that gemeente registration is required within 5 days of moving in.
The rental process moves quickly here due to limited supply. Prepare your income statement, bank statements, and employer reference in advance. Many landlords prefer tenants with steady Dutch employment or international student status from nearby universities.
