New-build and renovated flats in this zone offer quick access to the intercity train to Rotterdam Centraal, Den Haag, and Dordrecht. Carnisselande is a planned residential district developed mainly in the 1990s, located in the northwest of Barendrecht near the border with Rotterdam. It is predominantly a family area with larger flats and ground-floor apartments that often come with private gardens or terraces. The district has its own shops, schools, and sports facilities, making it self-contained enough for families who don't need to commute daily. Apartment rents here tend toward the higher end of the local range due to the larger floor plans and the proximity to the Carnisse Grienden nature reserve.

The original village core of Barendrecht, known as Barendrecht-Dorp, sits along the Dorpsstraat and retains some of its original low-rise character. Apartments here are often in converted or extended older buildings, typically smaller than the suburban average. Rents in this area tend to sit at the more affordable end, making it a reasonable option for those who want a quieter, more local feel. The nearby Wijnhaven marina and the Heinenoordtunnel route toward Hoeksche Waard give this part of town a distinct Zuid-Holland rural edge that the newer districts lack.

Most landlords in Barendrecht ask for a recent payslip (or three months' bank statements for self-employed applicants), a copy of your ID or passport, and a proof of employment letter. For expats, a signed employment contract with a Dutch company often suffices in place of payslips. Some landlords also request a landlord reference from your current rental. Having these documents ready as a PDF pack speeds up the process considerably, since well-priced apartments here attract multiple applicants.

The dominant lease type in Barendrecht is the indefinite (open-ended) contract, common across the Dutch private rental sector. Fixed-term contracts of 12 or 24 months are also offered, especially for newly built apartments. Under Dutch law reformed in 2024, new fixed-term contracts are now allowed to run for up to 2 years for standalone units. After the fixed term, the contract converts to indefinite automatically unless either party gives notice. Always read the service costs (servicekosten) clause carefully, these are sometimes substantial in complexes with shared amenities.
