Studios for Rent in Rotterdam

A studio in Rotterdam gives you your own kitchen and bathroom for around €1,056 a month and 32 m², based on over 3,000 studio listings tracked by RentHunter since February 2024. It is the step up from a shared room for students who are done with housemates and for young professionals on a first contract.

In Dutch listings, a studio is one room where you sleep, cook and live, with a private kitchen and bathroom, unlike a kamer where you share both. Picture cycling home from an office near Rotterdam Centraal, cooking in your own kitchen and never queueing for the shower again.

1. Average rent: €1,056 a month
   The average studio in Rotterdam rents for €1,056 a month. A makelaar usually quotes the base rent, so ask whether servicekosten (service charges for heating, water, internet or shared areas) come on top before you compare two studios.
2. 80% of studios between €666 and €1,500
   Eight in ten Rotterdam studio listings ask between €666 and €1,500 a month. The 1,331 studios listed with one bedroom average €1,152, and the rare listings with two bedrooms (25 of them) average €1,707, apartment territory.
3. 22% more than Delft (€866)
   Rotterdam studios cost about 22% more than studios in Delft, which average €866 a month on the same data. Delft lies between Rotterdam and Den Haag on the same train line, so a Delft studio is worth a look for TU Delft students and for interns in Den Haag.
4. 32 m² on average, 25% with parking
   The average Rotterdam studio measures 32 m², room for a bed, a desk and a small dining table within one living space. 25% of studio listings mention parking, 14% a balcony and 8% a garden, so a car owner has more choice in a studio than in a shared house.
5. 58% furnished, 21% aimed at expats
   58% of Rotterdam studio listings come furnished and 21% are aimed at expats, the usual first home for someone on a first assignment. Compare furnished studios in Rotterdam if you arrive with a suitcase, or a gestoffeerd studio (floors, curtains and lights, no furniture) if you bring your own things.
6. New listings: €932 median, about 40 a week
   Studios first seen on RentHunter in the 90 days to October 2026 asked a median €932, 7% more than three months earlier and 8% more than a year earlier. About 40 new studios are listed in Rotterdam each week (28 days to October 2026), so set an alert and reply the day one appears.

Studios for rent in Rotterdam show three sides of the city: the centre around the Witte de Withstraat, a former harbour peninsula on the south bank, and old port land along the Maas in the west. Picture a Saturday in a Katendrecht studio: coffee on the Deliplein, then across the Rijnhavenbrug to the Wilhelminapier with the Maas next to you.

Cool, the central district west of the Coolsingel, puts a studio within walking distance of Rotterdam Centraal, the Lijnbaan shops and the galleries and restaurants of the Witte de Withstraat. It suits a young professional who wants to walk to work and to dinner, and who can live with street noise on a Friday night.

Katendrecht, the former harbour peninsula on Rotterdam's south bank that locals call de Kaap, has restaurants around the Deliplein and newer residential blocks along the water. The Rijnhavenbrug footbridge links it to the Wilhelminapier, and the Rijnhaven metro stop is a short walk away. It suits young professionals who want a quieter home by the water within cycling distance of the centre.

The Lloydkwartier, a former port area on the north bank next to Delfshaven, mixes converted harbour buildings with newer blocks along the Schiehaven, with the Maas at the end of the street. It suits creatives and young professionals who want a calmer base and cycle into the centre along the river.

Renting a studio in Rotterdam comes down to three checks: the documents the makelaar wants, registration with the gemeente Rotterdam, and the terms of the lease.

A Rotterdam makelaar usually asks for a passport or ID, an employment contract or recent payslips, and proof that your gross income is several times the rent. Students show proof of enrolment and often a guarantor, and expats on an assignment can add a letter from their employer. Every new resident registers with the gemeente Rotterdam within 5 days of moving in. A first registration from abroad is in person, by appointment at a Stadswinkel, and gives you the BSN you need for salary and health insurance; a move within the Netherlands is reported online with DigiD. 75% of Rotterdam studio listings state that registration is possible, so get it confirmed in writing before you pay a deposit.

Since 1 July 2024 a lease is open-ended by default, with exceptions such as student and youth contracts, and 41% of Rotterdam studio listings are aimed at students, so check which contract a student studio comes with. The deposit averages 1.15 months of rent, under the legal cap of two months of base rent for leases signed since 1 July 2023. 2% of studio listings say pets are allowed, so a cat needs written permission in the lease.
