You got into Utrecht. Someone in the course group chat says "just sign up with SSH", so you do. You find a room you like, hit react, and the site shows your number in the queue. Not near the front. Been there.

SSH Utrecht is the largest student housing foundation in the city, and its student accommodation runs on two systems that are easy to mix up. So here's the honest version: how SSH registration works, how long people actually wait for a room, the Short Stay route for international students, and what a room costs in the meantime.

What is SSH Utrecht?

SSH (Stichting Studenten Huisvesting, now branded SSH Student Housing) is a non-profit student housing provider that rents more than 13,000 rooms and studios in Utrecht. It runs two systems: Long Stay, where the longest registration time on ROOM wins, and Short Stay, furnished accommodation for internationals that you book through your university, first come first served.

SSH says it rents more than 18,000 student homes in six cities in the Netherlands, and this is where it started. Big complexes like Ina Boudier-Bakkerlaan (1,272 rooms) and Cambridgelaan on Utrecht Science Park sit next to about 150 small "stadspanden" in the centre and the east, according to its city page. What SSH is not: a quick fix. Pick the right door early, because the wrong one costs you months.

What an SSH room costs compared with a private room

An SSH Long Stay room is usually cheaper than one from a private landlord, if you can get it. On the open market, the median room in Utrecht asked €720 a month (RentHunter data, 1,576 rooms, January to mid-October 2026), and the median studio €1,066 (RentHunter data, 598 studios, same period). SSH's furnished Short Stay sits around the private room price: UU quotes €770 to €776 for a bedroom from February 2027, utilities included.

So the cheaper SSH room exists. It's just at the end of a very long queue. A quarter of the rooms we tracked on the open market asked €575 or less, and another quarter €867 or more.

How we counted

RentHunter listing data from free-sector platforms and agencies, homes first seen in Utrecht from 1 January to 14 October 2026. Housing corporations, municipal portals, student housing providers (SSH included), anti-squat and serviced apartments are left out, a home listed on several platforms counts once, and we give medians, never on fewer than 100 homes.

SSH Long Stay vs Short Stay: two doors, different rules

SSH Long Stay is for any student who can wait. SSH Short Stay is for internationals whose institution reserved rooms for them. They don't share a queue, a contract or a sign-up page, according to SSH's own comparison.

SSH Long Stay SSH Short Stay
Who Students and some graduates, from age 16 Internationals approved by their institution
Register On ROOM, one-off €35 On the SSH website, free
How you get a room Longest registration time, then a viewing or hospiteeravond First come, first served on your booking date
Rental period Campus or youth contract, one month notice Mostly fixed 5, 10 or 12 months, one year at most
Furnished No Yes

The detail that trips people up: the two registrations are separate, so a Short Stay account gives you zero Long Stay time. Use the same e-mail address for both, since that's how SSH links them.

How SSH Utrecht registration works

SSH Utrecht registration for Long Stay goes through ROOM, the national platform of Dutch non-profit student landlords. You pay €35 once, from your 16th birthday, and the clock starts:

How SSH Long Stay works
  1. Register on ROOM

Sign up on room.nl from age 16 and pay a one-off €35. Your registration time starts that day, and there is no annual fee.

  2. Wait and check the offer

SSH estimates at least 3 years for most Utrecht student buildings. Utrecht University puts the wait at 40 to 46 months.

  3. React and see your place

Reply to a room on SSH's Long Stay offer. Logged in, you see your provisional place in the queue right away.

  4. Introduction night or viewing

The longest registration times get invited. On a hospiteeravond (introduction night) the housemates choose their new housemate.

  5. Prove study or income

Upload proof of enrolment or an income statement. SSH tenants may not earn more than €51,537 a year (2026).

  6. Sign, and keep your time

Sign the contract. Your registration time keeps running while you rent, so you can move within SSH later.

Your registration time keeps running during your tenancy, so moving to a better room later doesn't mean starting from zero. There's no annual fee either: after eight years ROOM asks you to confirm, and one click extends it.

The rule with real teeth: SSH tenants may not earn more than €51,537 a year in 2026, so you upload a proof of enrolment or an income statement before you sign. A campus contract asks for proof of study every year.

RentHunter tip

Sign up on ROOM today, even if you've already booked Short Stay or a private place. The clock runs from the day you pay, and the same account works for other non-profit student landlords. Our ROOM.nl guide walks you through it.

How long is the SSH waiting list in Utrecht?

The SSH waiting list in Utrecht runs to 40 to 46 months, depending on the time of year and the popularity of the location, according to UU. SSH's own estimate is at least three years for most student buildings.

SSH's Utrecht page on 15 October 2026, saying most student buildings need at least 3 years of registration time and that SSH rents over 13,000 homes in the city

No softening the numbers here. The SSH city page splits it by type: about 3 to 5 years for a room with a shared kitchen and a campus contract, more than 5 for a self-contained studio, and more than 7 for a youth contract studio (age 27 or under, and you need to be an SSH tenant already). Forty months is three years and four months (own calculation). Do the maths on your own programme and you'll see why UU says to register as soon as possible, even before you're admitted.

For many shared houses, the ten candidates with the longest registration time get a group viewing, and the current tenants pick their new housemate (hospiteren). Each listing also shows a second price, "after deduction max. rent allowance", or "no rental allowance possible". That figure is the best case with the maximum huurtoeslag (rent allowance), not a promise. Check our huurtoeslag calculator before you count on it.

Two SSH Long Stay listings in Utrecht on 15 October 2026: a 12 m² room at €446.21 a month in a house with 14 housemates, and a 20 m² room at €599.20 with 3 housemates, both allocated by introduction night

SSH Short Stay: the route for international students

SSH Short Stay is how most international students get an SSH room in their first year: furnished, booked from abroad, but only if your institution reserved accommodation and approves you. Registration is free, and SSH is upfront that there are "(many) more approvals than rental offers".

According to the SSH booking information, you book on your institution's booking date, first come, first served. The €113 reservation fee (2026) isn't refunded, and your first payment covers the first month and the last period of rent. You can cancel up to 4 weeks before the start, minus the cancellation and reservation fees.

The next round is February 2027. For UU master's students, sign-up ran from 20 to 26 October 2026 and the lottery was on 27 October. Bookings open on 3, 9 and 17 November, for a fixed rental period of 1 February 2027 to 31 January 2028. Hogeschool Utrecht (HU), which books with SSH and Xior, opened pre-registration on 27 October and opens booking on Tuesday 10 November. Check your own institution's housing page for its dates.

⚠ Watch out

The year ends. Short Stay accommodation can't be extended, and UU notes its reserved SSH units don't qualify for rent allowance. One year of ROOM time won't get you a Long Stay room. Start looking a few months before your contract runs out.

The High Five: a Long Stay door for new international students

The High Five is SSH's new building on Utrecht Science Park, with unfurnished studios (own kitchen and bathroom) for international degree students for their whole programme. It's the one Long Stay route that doesn't need years of registration time.

According to UU, you can apply if you're a first-year international UU degree student in an English-taught bachelor's or a two to three year master's, and you haven't lived or studied in the Netherlands before. You fill in a waitlist form, a lottery runs on the first Monday of every month, and the studio costs about €900 a month including utilities, plus €35 after an offer. Unfurnished means really unfurnished: you bring the floor, the curtains and the bed.

While you wait: renting privately in Utrecht

Most students end up looking on the open market for at least a year, so treat it as the main plan, with a room around €720 and a studio around €1,066 as your budget anchors. Those rooms are scattered over Kamernet, agencies and housemates posting wherever they posted last time. Checking ten sites every morning gets old fast. RentHunter brings listings from 1,100+ Dutch rental sites into one search, so you stop checking them one by one. Our Utrecht room page shows what's available right now, and the guide to renting a flat in Utrecht covers the neighbourhoods.

⚠ Watch out

SSH usually advertises on its own website, plus some homes through WoningNet (now DAK). An "SSH room" on Facebook from someone who wants a deposit before you've seen anything isn't SSH. Don't pay it. More red flags in our rental scams guide.
