Key takeaways

  • A room on the private market in Eindhoven had a median asking rent of €600 a month (RentHunter data, 1,122 free-sector rooms, January to mid-October 2026). That's above the €400 to €575 range TU/e quotes for a student room.
  • Vestide, the social student landlord, is often the cheapest door, but the longest registration time wins. Registration is free, so sign up the day you're admitted.
  • Studios go fastest: across the Netherlands, 38% of studios were offline within 7 days (RentHunter data, 5,503 studios, January to mid-August 2026). In Eindhoven they ask a median of €1,000 a month (357 studios, January to mid-October 2026).
  • The TU/e housing lottery is only for first-year international master's students, and Fontys has no student housing of its own.

The acceptance email landed weeks ago. Flights are booked. Then you open Kamernet, filter on the Eindhoven area, and the one decent room under €600 went yesterday to someone who replied before breakfast. Been there.

Student housing in Eindhoven isn't one market. It's four different doors, each with its own rules, and most international students need two or three of them. So here's the honest version of each type of place to live, what it costs to rent in Eindhoven as of October 2026, and what our own listing data says about renting privately.

How does student housing in Eindhoven work?

Student housing in Eindhoven comes through four channels. Vestide is the social student landlord, where the longest registration time wins. Xior, Holland2Stay and The Social Hub run commercial residences. TU/e and Fontys allocate a limited number of rooms to some first-year internationals. And the private market runs on platforms like Kamernet and Pararius. Most students looking for a room use two or three at once, because no single channel has enough.

That last line is the one to remember. TU/e says it plainly: because reserved housing is limited, most new students find a room on the private market, and the university recommends you start your search as soon as possible. So the plan is never "Vestide or nothing". It's Vestide in the background, a residence if you can afford one, and the private market every single day.

Vestide: cheap student rooms, if you've got registration time

Vestide is usually the cheapest door into student accommodation in Eindhoven, but it rewards whoever registered first. It's the student branch of Woonbedrijf, which it describes as the biggest housing corporation in the region, renting rooms, studios and apartments to anyone who studies full time at an Eindhoven school such as Fontys, TU/e, Summa or the Design Academy. The rent is low by local standards: on 15 October 2026, the cheapest listings in Vestide's list of available accommodation were rooms at €343.51, €408.44 and €472.89 a month in total rent. The wait is the price you pay.

Here's how it works, according to their own information page (checked 14 October 2026):

How renting from Vestide works
  1. Register for free

Sign up on rooms.vestide.nl, possible from age 15. Your registration time (inschrijftijd) starts counting that day.

  2. Collect the travel bonus

Live more than 61 minutes from Eindhoven by public transport and you get 6 extra months. More than 121 minutes: 12 extra months.

  3. React within 3 days

Each listing is open for 3 days and closes at midnight. Your address at Vestide must match your address at the gemeente.

  4. Longest registration time wins

The candidate with the most registration time gets the viewing invitation by email.

  5. Send your documents

Proof of enrolment at an Eindhoven school for this academic year, and your address history if you used the travel bonus. You must be a full-time student.

  6. Sign, and the counter resets

Once you sign the contract, your registration time goes back to zero.

Two details trip people up. First, the travel bonus: live more than 61 minutes away and you get 6 extra months of inschrijftijd (registration time), more than 121 minutes gets you 12. Second, the moment you sign a contract, your registration time resets to zero. Moving to a nicer room later means starting the queue again.

Vestide's list of available accommodation on 14 October 2026, with a furnished room on the TU/e campus marked internationals only at €629.81 a month and a two-room apartment at €852.92

Prices on the listings are total rent, which is the complete monthly amount. A two-room apartment on offer on 14 October 2026 showed €852.92 in total, of which €663.95 was kale huur (basic rent). Good to know when you compare it with private listings, which quote both ways.

RentHunter tip

Make sure you register today, even if you plan to rent privately. It's free, you can sign up from age 15, and registration time is the one thing in Eindhoven housing you can't buy later. And a Vestide room advertised on Facebook or a paid site isn't theirs: they only offer homes on their own website.

Xior in Eindhoven: two buildings, one reserved for TU/e

Xior runs two student residences in Eindhoven, and only one is open to everyone. As of 14 October 2026, its Eindhoven page lists two properties:

  • Kronehoefstraat: self-contained studios of 17 to 33 m², from €507 a month in base rent, plus €230 to €235 a month in fixed charges (energy, service, internet, furniture). So roughly €737 to €742 all in (own calculation: 507+230 and 507+235).
  • Zernikestraat: studios of 26 to 29 m² near campus, from €733 a month plus €240 in charges, reserved for selected master's, PhD and EngD students and booked through the university.

Both buildings are self-contained, so you get your own living space with a kitchen and bathroom, which matters for huurtoeslag. The catch is the gap between the "from" price and what leaves your account each month. Add the charges every time, because they're fixed and they're not small.

Holland2Stay (soon Codomo): plenty of studios, plenty of lotteries

Holland2Stay rents out a lot of furnished homes in Eindhoven. Its city page lists 3,079 studios, apartments and lofts as of 14 October 2026, including VB Student Living (457 rooms with shared kitchens and showers, from €359 a month). The company announced on 14 August 2026 that Codomo becomes its main name in Q4 2026, so you'll soon see the new name more often. Same company, same contracts.

Popular units go by lottery. Here's one on 14 October 2026:

Holland2Stay lottery listing for a 40.7 m² furnished studio on Beukenlaan in Eindhoven, €1,001 a month excluding €275 in service costs, with 133 people signed up

A furnished 40.7 m² studio at €1,001 plus €275 for service costs, furniture, heating and internet: €1,276 a month (own calculation: 1,001+275), an indefinite contract with a minimum stay of 12 months, 133 people in the draw. Not student money for most. Our Holland2Stay review covers the account and lottery in detail.

The TU/e housing lottery and Fontys housing

The university route works for a narrow group and guarantees nothing. The 2026 TU/e lottery was open only to first-year international master's students moving to the Netherlands for the first time, with results before 12 June 2026. Rooms came from Vestide, Holland2Stay, The Social Hub, Xior and Plaza Resident Services at typically €500 to €1,200 a month, excluding utilities and service costs. Winners book first come, first served, the rest go on a waitlist.

Fontys has no housing of its own. It places a limited number of students with partner agencies: in Eindhoven, a standard room under €750, a semi-studio under €800 and a studio above €800. The form for the spring semester opened on 1 October 2026. Read the small print: you pay rent and deposit before arrival and commit to the whole semester or year. And if you can't arrange suitable accommodation, Fontys advises you not to travel to the Netherlands at all. (Fontys also lists RentHunter among its housing resources.)

Private student rooms in Eindhoven: what they actually cost

On the private market, a student room in Eindhoven costs more than most guides say, and finding one is mostly about timing. From 1 January to 14 October 2026, RentHunter saw 1,122 new free-sector rooms in Eindhoven (Vestide and other student housing providers left out), at a median asking rent of €600 a month. So at least half asked more than €575, the top of the university's range. The middle half sat between €450 and €734. Studios sat at a median of €1,000 (357 studios).

Rooms and studios don't hang around, anywhere in the country. We don't publish speed per city (differences between cities mostly reflect which platforms advertise there), so here's the national picture: the median studio was online for about 10 days, and 38% were gone within a week. Rooms last a little longer: about 15 days, with 27% gone inside a week (RentHunter data, 5,503 studios and 22,827 rooms, first seen January to mid-August 2026).

Demand looks tight too. From January to mid-October 2026, people created 7,930 new RentHunter search profiles for Eindhoven, against 4,745 new free-sector homes: about 1.7 searches for every new home. That figure leans on where we advertise, so read it as a direction, not a census. Still. Eindhoven is a proper fight.

How we counted

RentHunter listing data from free-sector platforms and agencies, homes first seen 1 January to 14 October 2026 (speed: national, homes first seen up to mid-August and followed for at least 60 days). Housing corporations, student housing providers (so Vestide too), sales and duplicates are left out, the same home on several platforms counts once, and we give medians, never on fewer than 100 homes.

Many of these rooms come from Kamernet, often from tenants looking for a new housemate, then Huurwoningen, Pararius, local agencies and a long tail of small sites. Checking them all every morning gets old fast. RentHunter brings listings from 1,100+ Dutch rental sites into one search, so you stop checking them one by one. The Eindhoven page shows what's online right now.

Huurtoeslag, deposits and scams: the rules that protect you

A few Dutch rules decide whether a deal is fair, whichever door you take, and every tenant can rely on them. Huurtoeslag (rent allowance) only works for a self-contained home with your own front door, kitchen, bathroom and toilet, as TU/e reminds students. A room with a shared kitchen normally doesn't qualify. Our huurtoeslag calculator gives you the 2026 amount.

⚖ Legal note

Under the Wet goed verhuurderschap, a deposit can be at most two months of kale huur for contracts signed since 1 July 2023, and an agent working for the landlord may not charge you agency fees on top, according to Volkshuisvesting Nederland. Some older guides still say three months. That only applies to contracts from before July 2023.

Then scams. The cheaper the room and the further away you are, the better a fake one looks. Don't transfer money before the property has been seen (by you or someone you trust), and never pay into a foreign bank account: a Dutch IBAN starts with NL, as This is Eindhoven points out. Ask your questions in writing and keep the answers. More red flags in our rental scams guide.

⚠ Watch out

A €350 room in the city centre, a landlord "abroad for work" and a request to wire the deposit before a viewing. That's not a deal. That's the opening of a scam.

Frequently asked questions

Is it hard to find student housing in Eindhoven?

Yeah, no joke. From January to mid-October 2026, people created about 1.7 new RentHunter search profiles for every new free-sector home in Eindhoven, and across the Netherlands 38% of studios were offline within a week. Start your search early and use several channels at once.

How much does a student room in Eindhoven cost?

On the private market, a median of €600 a month in RentHunter data (1,122 free-sector rooms, January to mid-October 2026). TU/e quotes €400 to €575 for a room with shared facilities, and Vestide rooms can be cheaper: on 15 October 2026, the cheapest listings on its list of available accommodation were rooms at €343.51 to €472.89 a month in total rent.

How does the TU/e housing lottery work?

If you're a first-year international master's student who meets the deadlines, you're entered automatically. Winners get a booking link and book first come, first served. Everyone else lands on a waitlist, with possible offers between July and early August.

Can international students rent from Vestide?

Yes, if you're a full-time student at an Eindhoven school. Some rooms are even marked "internationals only". You still need registration time, so sign up the day you're admitted, not after you land.

Is there a way to see all the private listings without checking ten sites?

That's what RentHunter is for. It brings listings from 1,100+ Dutch rental sites into one search, and a free alert sends new suitable rooms in Eindhoven that match your budget to your inbox or the app.

What's a hospiteeravond, and do I bring snacks?

It's the evening where a shared house meets candidates for an empty room, usually found on Kamernet. Snacks are optional. Showing up on time and remembering everyone's name is not.

Final thoughts

The best way to find student housing in Eindhoven is to open every door at once. Register with Vestide the day you're admitted. Check whether the TU/e or Fontys route applies to you. Price a Xior or Holland2Stay studio with the charges included. After that, hit the private market daily, budget around €600 for a room before starting your studies, and never pay before the place has been seen.

RentHunter does the searching across 1,100+ rental sites. You do the viewings. Still deciding where to live in Eindhoven? Our guide to Eindhoven's neighbourhoods is a good next read.

Happy room hunting!
