1. Who we are

RentHunter is a service operated by:

In these Terms, “RentHunter“, “we“, “us” or “our” means Faromika SAS. “You” or the “User” means any person who accesses or uses the RentHunter website, application or services (the “Service“).

2. Acceptance of these Terms

By creating an account, subscribing to a plan, or otherwise using the Service, you confirm that you have read, understood and agree to be bound by these Terms and Conditions (“Terms“) and by our Privacy Policy (https://renthunter.nl/privacy-policy/). If you do not agree, you must not use the Service.

You confirm that you are at least 18 years old and have the legal capacity to enter into a binding agreement.

3. Definitions

  • Service – the RentHunter website, web/mobile application and related features that aggregate rental listings and assist users in their housing search.
  • Account – the personal account you create to access the Service.
  • Subscription – a paid plan (Essential or Coach) giving access to premium features.
  • Listing – a rental advertisement published by a third party and surfaced through the Service.
  • Landlord – any third party (private landlord, agency or platform) offering a property for rent.
  • Coach – the human real-estate assistant included in the Coach plan.

4. The Service

4.1. RentHunter is a search and aggregation tool. We continuously collect and centralise rental listings from 1,100+ rental websites across the Netherlands and notify you so that you can respond to relevant Listings quickly.

4.2. RentHunter is not a real-estate agency, broker, landlord or letting agent. We do not own, manage, let or guarantee the availability, accuracy, legality or quality of any Listing or property. All Listings originate from third parties.

4.3. We are not a party to any rental agreement, communication or transaction between you and a Landlord. Any contract you enter into is solely between you and the Landlord, at your own risk and responsibility.

4.4. We use reasonable efforts to keep Listings accurate and up to date, but we cannot guarantee that a property is still available, correctly described, or lawful. You are responsible for verifying every Listing before acting on it.

5. Accounts

5.1. You must provide accurate, complete and up-to-date information when creating an Account and keep it current.

5.2. You are responsible for keeping your login credentials confidential and for all activity under your Account. Notify us immediately at support@renthunter.nl of any unauthorised use.

5.3. You may not share, sell or transfer your Account, or create an Account on behalf of someone else without authorisation.

6. Plans, pricing and renewal

6.1. Free plan. A free plan gives access to part of the application (browsing and searching) but does not allow you to apply to Listings or use premium features.

6.2. Paid plans. Premium features are available through the following monthly subscriptions:

6.3. 3-month offer (−33%). We may offer a discounted 3-month commitment paid in a single upfront payment (effectively two months paid, one month free):

6.4. VAT. All prices are stated in euros and include all applicable VAT.

6.5. Automatic renewal. Monthly subscriptions renew automatically each month until cancelled in accordance with Section 8. The discounted 3-month plan is paid once upfront for the 3-month period; at the end of those 3 months it renews automatically on a monthly basis at the then-current standard monthly rate (Essential or Coach), until cancelled. By subscribing, you authorise us and our payment provider to charge the applicable fee at each renewal until you cancel.

6.6. Price changes. We may change our prices and plan features. We will give you reasonable prior notice of any change affecting a recurring subscription, and the new price will apply from your next renewal. If you do not accept the change, you may cancel before it takes effect.

7. Payment

7.1. Payments are processed by our third-party payment provider Stripe. Accepted payment methods include credit/debit card, iDEAL, SEPA direct debit, Apple Pay and Google Pay, where available.

7.2. By subscribing, you authorise the recurring charge of the applicable fee to your chosen payment method.

7.3. If a payment fails, we may retry the charge and/or suspend your access to premium features until payment is completed. You remain responsible for amounts due.

8. Cancellation and renewal

8.1. You may cancel your subscription at any time from your Account settings or by emailing support@renthunter.nl.

8.2. Cancellation stops the next renewal. Unless a statutory right of withdrawal applies (Section 9), your access continues until the end of the period already paid for, and fees already charged are not refunded on a pro-rata basis.

8.3. We may cancel, suspend or refuse the Service in accordance with Sections 14 and 17.

9. Right of withdrawal (EU consumers)

9.1. If you are a consumer in the EU, you have the right to withdraw from your subscription within 14 days of entering into it, without giving any reason.

9.2. Immediate access. Because the Service is a digital/online service that you can start using straight away, you may expressly request that we begin providing it during the 14-day period. In that case:

  • if the service has been fully performed within the 14 days with your prior consent, you lose your right of withdrawal; and
  • if you withdraw while the service is still ongoing, you must pay an amount proportionate to what has been provided up to the moment you withdraw.

9.3. How to withdraw. To exercise your right, send an unambiguous statement to support@renthunter.nl (you may use the model withdrawal form in Annex A) before the 14-day period expires.

9.4. We will refund any amount due within 14 days of being informed, using the same payment method you used, unless deductions under Section 9.2 apply.

10. No guarantee of result

10.1. RentHunter is an obligation of means, not of result. We help you find and respond to rental opportunities faster, but we do not guarantee that you will find, be offered, or secure a property, nor any specific outcome, timeframe, price or location.

10.2. Success depends on factors outside our control, including the rental market, Landlords’ decisions, your responsiveness, your documentation and your eligibility.

Optional commercial guarantee — currently removed. If you want to advertise a “satisfaction or money-back” guarantee, we can insert a dedicated clause here defining its exact conditions (eligibility, proof of activity, time window, refund amount and processing time). Confirm if desired.〉

11. Refunds

11.1. 14-day withdrawal refund. If you exercise your statutory right of withdrawal (Section 9), we refund the amount due within 14 days, using the same payment method you used, less any amount proportionate to the service already provided at your request (Section 9.2).

11.2. After the withdrawal period. Once the 14-day withdrawal period has ended, payments are non-refundable. Cancelling a subscription stops future renewals but does not entitle you to a refund — whether full or pro-rata — of a period already paid; you keep access until the end of that period (Section 8).

11.3. 3-month plans. The discounted 3-month plan is paid upfront and is non-refundable after the 14-day withdrawal period, including if you stop using the Service before the 3 months end.

11.4. No result-based refund. RentHunter is an obligation of means (Section 10). Not finding a property does not, by itself, entitle you to a refund.

11.5. Termination for breach. If we terminate your Account for abuse or breach of these Terms (Section 14), no refund is due.

11.6. How to request a refund. Send your request to support@renthunter.nl with your account email and the reason. Approved refunds are issued to your original payment method within 14 days.

11.7. Mandatory rights. Nothing in this Section affects any mandatory consumer rights you may have under the law of your country of residence.

12. The Coach plan

12.1. The Coach plan includes assistance from a human real-estate Coach who supports your housing search in the Netherlands (e.g. guidance, prioritisation of Listings, application help).

12.2. The Coach provides support and guidance only. The Coach is not your legal representative or agent, does not sign documents on your behalf, and does not guarantee that you will obtain a property. Section 10 applies fully to the Coach plan.

12.3. Coach assistance is subject to fair and reasonable use. We may limit or refuse assistance that is excessive, abusive, or outside the intended scope of the Service.

13. Your obligations and acceptable use

You agree that you will:

  • (a) use the Service only for your own genuine, lawful housing search;
  • (b) provide accurate information to us and to Landlords;
  • (c) comply with all applicable laws, including housing and rental regulations;
  • (d) not use the Service for any commercial, professional or resale purpose without our prior written consent;
  • (e) not scrape, copy, resell, redistribute or republish Listings or any part of the Service;
  • (f) not use bots, automated means, or attempts to circumvent technical limits or security;
  • (g) not upload unlawful, misleading, abusive or infringing content;
  • (h) not impair, overload or interfere with the Service or other users.

14. Abuse, prohibited and commercial use

14.1. Any breach of Section 13 — in particular unauthorised commercial use, scraping, resale of data, or abusive behaviour — entitles us to suspend or terminate your Account immediately and without refund.

14.2. We reserve the right to seek compensation for any damage caused by such breaches and to take any legal action available to us.

15. Intellectual property

15.1. All rights in the Service — including the RentHunter name, logo, software, design, databases, text and the selection and arrangement of Listings — are owned by or licensed to Faromika SAS and are protected by intellectual-property laws.

15.2. We grant you a limited, personal, non-exclusive, non-transferable and revocable licence to use the Service for your own housing search. You acquire no other rights. Any use beyond these Terms is prohibited.

16. Third-party listings and links

The Service surfaces Listings and links from third-party websites. We do not control and are not responsible for third-party content, availability, accuracy, conduct, privacy practices or terms. Your dealings with any Landlord or third party are solely between you and them.

17. Limitation of liability

17.1. The Service is provided “as is” and “as available“. To the fullest extent permitted by law, we exclude all warranties not expressly stated in these Terms.

17.2. To the fullest extent permitted by law, RentHunter shall not be liable for:

  • (a) any indirect, incidental or consequential loss, loss of opportunity, loss of a property, or loss of data;
  • (b) the acts, omissions, content or default of any Landlord or third party;
  • (c) the unavailability, inaccuracy or unlawfulness of any Listing.

17.3. Where our liability cannot lawfully be excluded, it is limited to the total amount you paid to us in the 12 months preceding the event giving rise to the claim.

17.4. Nothing in these Terms excludes or limits liability that cannot be excluded by law, including liability for death or personal injury caused by our negligence, fraud, or the mandatory rights of consumers.

18. Indemnification

You agree to indemnify and hold harmless Faromika SAS against any third-party claim, loss or expense arising from your breach of these Terms, your misuse of the Service, or your dealings with a Landlord, except to the extent caused by our own fault.

19. Personal data and privacy

We process your personal data in accordance with the GDPR and our Privacy Policy (https://renthunter.nl/privacy-policy/), which explains what data we collect, why, how long we keep it, and your rights (access, rectification, erasure, objection, portability). By using the Service you acknowledge this processing.

20. Reviews and feedback

If you submit a review, testimonial or feedback, you grant us a non-exclusive, royalty-free, worldwide licence to use, reproduce and display it for our communication and marketing, unless you ask us to remove it. You are responsible for ensuring your content is truthful and lawful.

21. Force majeure

We are not liable for any delay or failure to perform caused by events beyond our reasonable control (including outages, third-party failures, network or hosting incidents, strikes, or acts of authorities). If such an event lasts more than three months, either party may terminate without liability.

22. Complaints

If you have a complaint, contact us first at support@renthunter.nl. We aim to acknowledge within one working day and to provide a substantive response within 14 days. We genuinely want to resolve issues directly before any formal dispute.

23. Suspension and termination by RentHunter

We may suspend or terminate your access, with or without notice, if: you breach these Terms; you fail to pay; you misuse the Service; we are required to do so by law; or we discontinue the Service. Termination does not affect amounts already due.

24. Changes to the Service and to these Terms

24.1. We may modify, add or remove features of the Service to improve it or for legal/technical reasons.

24.2. We may update these Terms. For material changes affecting recurring subscriptions, we will give reasonable prior notice (e.g. by email or in-app). Changes take effect on the date stated; continued use after that date constitutes acceptance. If you do not accept a change, you may cancel before it takes effect.

25. General

25.1. Severability – if any provision is held invalid, the remaining provisions stay in force.
25.2. No waiver – our failure to enforce a right is not a waiver of it.
25.3. Assignment – you may not assign your rights without our consent; we may assign these Terms to a successor of our business.
25.4. Entire agreement – these Terms and the Privacy Policy constitute the entire agreement between you and us regarding the Service.

26. Governing law and dispute resolution

26.1. These Terms are governed by French law.

26.2. Consumer protection. If you are a consumer, this choice of law does not deprive you of the mandatory protections granted by the law of your country of residence within the EU (Regulation (EC) No 593/2008, “Rome I”, Article 6).

26.3. Amicable resolution & ODR. Before any legal action, you agree to contact us to seek an amicable solution (Section 22). EU consumers may also use the European Commission’s Online Dispute Resolution platform: https://ec.europa.eu/consumers/odr.

26.4. Subject to mandatory consumer rules, any dispute that cannot be resolved amicably shall be submitted to the competent courts of Paris, France.
