DUWO explained: how to get a room in Delft, Leiden or The Hague

Key takeaways

  • Private rooms outside DUWO ask a median €540 in Delft, €676 in Leiden and €690 in The Hague (RentHunter data, 3,049 free-sector rooms, January to mid-October 2026), against an average of €487 to €572 for a shared DUWO room on 1 July 2025.
  • DUWO is a non-profit student housing provider with more than 33,000 rooms in nine cities, including about 8,500 in Delft, 7,500+ in Leiden and 4,000+ in The Hague.
  • Regular rooms go through ROOM.nl: a one-off €35 registration (2026), valid for eight years. Rooms let on registration time go to people who have been registered for years, so vote-ins and direct offers, where registration time doesn't count, are your real way in.
  • From abroad, your realistic route is University Housing through your university: furnished, usually 12 months at most, and TU Delft and Leiden University say they cannot guarantee it.

Your acceptance email says congratulations. Three lines further down it says you need to arrange your own accommodation. Then someone in the course group chat tells you to "just sign up with DUWO", so you do, and you find a €35 fee, a page of rules and rooms going to people who registered years before you. Been there.

So here's the honest version of how DUWO student accommodation works in Delft, Leiden and The Hague (Den Haag). How registration actually works, how long people really wait, short stay versus regular rooms, and what you'll pay. Spoiler: there's more than one door, and a plan B that works.

Here's the plan B number up front: a private room asks a median €540 in Delft, €676 in Leiden and €690 in The Hague (RentHunter data, 3,049 free-sector rooms first seen January to mid-October 2026).

What is DUWO?

DUWO is a non-profit housing corporation that only does student housing, with more than 33,000 rooms in nine cities in the Netherlands. In Delft, Leiden and The Hague you get a DUWO room in one of two ways: University Housing arranged by your university, or a regular room on Roommatch after a one-off €35 registration at ROOM.nl.

Here's the scale. According to DUWO's own site, that's more than 33,000 rooms and residences in Amsterdam, Amstelveen, Delft, The Hague, Deventer, Haarlem, Hoofddorp, Leiden and Wageningen. ROOM, the registration platform, counts about 8,500 DUWO rooms in Delft, more than 7,500 in Leiden and more than 4,000 in The Hague.

What DUWO is not: a listing site. Its whole housing offer sits online on Roommatch.nl, and you need a ROOM.nl account to react. Two websites, one landlord. Keep both logins.

One rule catches people out. You can only live in a DUWO room in these three cities if you study in one of them. The flip side is handy (and rarely mentioned): a Leiden student can take a room in Delft, and the other way round.

This guide sticks to Delft, Leiden and The Hague. Studying in Amsterdam or Amstelveen? Check ROOM's page for that city before you assume the same rules apply.

⚠ Watch out

DUWO offers its rooms exclusively on Roommatch, and says a listing anywhere else may be unauthorised. So a "DUWO room" on Facebook, posted by someone whose profile picture is a sunset, is not a DUWO room. Never pay a deposit for one.

Two ways into a DUWO room

DUWO housing comes through two doors that work nothing alike: one your university opens for you, one you open yourself with a ROOM registration. Which one you can use depends on where you're coming from and how soon you want a roof. Knock on the wrong one and you'll be standing outside for a long time.

Contract Fixed end date, usually 12 months at most Campuscontract: your studies plus 6 months

The campuscontract is the prize: a rental agreement for the whole period of your studies, plus 6 months after. The catch is getting one. Read on.

Door one: DUWO University Housing through your university

University Housing is the realistic route if you are moving from abroad, because your university books it for you and you need no registration time. DUWO sends you to your educational institution first, and you can only reserve a University Housing room once your school gives you access. Here is what each school says (checked 12 October 2026):

  • TU Delft has rooms for approximately 40 to 45% of new incoming international students, booked through its portal ROOM University Housing. Access goes in the order full payments arrive, and opens between mid-May and mid-June for a September start.
  • Leiden University asks a housing fee of €285, and its rents run from €425 to €1,200 a month and include utilities. Contracts last 12 months at most, cannot be extended, and exchange students and master's students on a programme of up to one year go first.
  • The Hague University of Applied Sciences (THUAS) asks a €275 housing fee and can help around half of all incoming students. Its DUWO rooms cost €650 to €900 self-contained (your own kitchen and bathroom, basically a studio), or €450 to €750 with shared facilities.

Read that TU Delft line again. Roughly 40 to 45% of new internationals. So more than half of the people on your flight are finding something else.

Good to know

DUWO's page for internationals calls University Housing "guaranteed (with timely registration)". TU Delft and Leiden University both write that they cannot guarantee housing. Plan with the universities' version.

The moment the portal opens, pay, and make sure the payment goes through in full. At TU Delft the order of full payments decides, at Leiden the date of your fee. As soon as possible means that day. Don't wait.

Door two: your inschrijving at ROOM

A regular DUWO room starts with an inschrijving (registration) at ROOM.nl, and the time you have been registered decides who gets the regular viewings. According to ROOM, it costs a one-off €35, is open from age 16 and stays valid for eight years, then you extend it annually. Your inschrijfduur (registration time) counts from the moment you pay. To actually rent, DUWO says you must study full-time, do a PhD or start within 4 months.

In all three cities, ROOM lists four ways in:

  • Vote-in (hospiteren): residents choose their new housemate. Registration time doesn't matter.
  • Viewing on registration time: the longest-registered candidate chooses first.
  • Direct offer: whoever responds first gets the viewing. Usually furnished and temporary, with an end date. This is DUWO's short stay option.
  • Priority: special schemes, including one for first-year students from abroad.

The lottery (loting) is in ROOM's general rules, but on 12 October 2026 it was not on the list for DUWO in these cities. DUWO is also reworking its vote-in policy, with talks resuming after summer 2026 (DUWO, in Dutch).

A vote-in is basically a hospiteeravond: you turn up at the flat, drink a cup of tea in someone else's kitchen and try to seem like the kind of person who empties the dishwasher. Mention you're quiet. Mention you cook. Don't mention the drum kit.

The priority scheme for international students puts half of the rooms that free up in named buildings aside for first-year students from abroad, for contracts starting June to September (you can respond from 1 May). You need a document proving you lived abroad in the past three months, such as a recent diploma or a bank statement. You get a campuscontract, but the room is unfurnished, and here that means no fridge and no hob either. Yes, really. Your first Dutch purchase may well be a second-hand fridge off Marktplaats, carried up three flights of stairs.

Register at ROOM today. Even if you're hoping for University Housing, that contract ends, and DUWO tells you to register at ROOM for what comes next. The clock only starts when you pay. Start it.

How long is the DUWO waiting list, really?

There is no single DUWO waiting list: how long you wait depends on how each room is allocated, and rooms let on registration time go to people who have been registered for years. The best public clue is Roommatch's list of recently rented rooms, which shows how each room was allocated. We counted the rows for our three cities on 12 October 2026, mostly contracts dated 28 September to 12 October. Of the 71 Delft rooms that list showed as let on registration time, the median winner had been registered for 4.5 years. Of the 31 in Leiden, 7.3 years. That is a one-day snapshot (RentHunter count of the Roommatch list, 12 October 2026) and too few rooms for a firm figure, but it gives you the order of magnitude.

Leiden

Too few rooms for a firm figure. The Hague had only 4 such rooms, too few to show. Source: RentHunter count of the Roommatch list. Source: RentHunter count of the Roommatch "recently rented" list, 12 October 2026

Of the 184 Delft rooms on the list, 98 went to a vote-in and 71 on registration time. In Leiden, 70 and 31 out of 117. The quickest Delft winner had waited 3 years and 7 months, in Leiden just under 5. Not a typo. The room you want often goes to someone who registered before you'd finished school.

Open the list yourself and sort by city. The last column is the registration time that won. Compare it with yours before you count on anything.

To be fair, Roommatch points out that some of those winners are moving to their second or third room. Doesn't change much for you. With zero registration time, your DUWO options are vote-ins and direct offers. More than half of the Delft rooms on the list were found through residents anyway. Go to viewings.

What a DUWO room costs next to the private market

According to DUWO, a room with shared facilities cost €487 to €572 a month on average on 1 July 2025, while a private room in the same cities had a median asking rent of €540 to €690 from January to mid-October 2026 (RentHunter data, 3,049 rooms: 1,029 in Delft, 516 in Leiden, 1,504 in The Hague). Those DUWO averages are the latest it has published:

Including service costs (DUWO, 1 July 2025) Shared facilities Self-contained
Delft €522 €698
Leiden €487 €669
The Hague €572 €663

Delft is cheaper for a reason: its median private room is 14 m² (RentHunter data, 1,029 rooms, January to mid-October 2026). Enough for a bed, a desk and a very honest relationship with your wardrobe.

Not a perfect comparison, since the dates differ and advertised rents don't always cover the same costs. Price check: in Delft a private room costs roughly what a shared DUWO room does. In Leiden and The Hague, a shared DUWO room is the more affordable choice. In Leiden the gap is about €189 a month, or €2,268 over 12 months (own calculation: €676 minus €487, times 12). That's what registration time is worth.

How we counted

RentHunter listing data from free-sector platforms and agencies, homes first seen from 1 January to 14 October 2026. Housing corporations, municipal portals, student housing providers, anti-squat and serviced apartments are left out, a home listed on several platforms counts once, and we give medians, never on fewer than 100 homes.

What to do while you wait for DUWO

Nobody can wait years for a room in a student housing shortage, so the plan is to run several routes at once, as early as possible.

The realistic route to a room from abroad
  1. Book University Housing or a short stay

Apply through your university the day its portal opens and pay in full. Or react to DUWO direct offers, which are furnished and temporary.

  2. Register at ROOM on day one

A one-off €35. Your registration time counts from the moment you pay, and you will need it when your first contract ends.

  3. React to vote-ins and direct offers

Registration time doesn't count there. Start in week one, not once you've settled in.

  4. Run a private search as plan B

Private rooms in Delft, Leiden and The Hague, on a budget of €540 to €690 a month.

The private search is the one that eats your mornings. Looking for rooms in Delft, Leiden and The Hague at once means ten tabs, cold coffee and the same room on three different sites, posted by local landlords, agencies and housemates. RentHunter brings listings from 1,100+ Dutch rental sites into one search, so you stop checking them one by one. Set a free alert and new rooms that match your budget land in your inbox or the app.

RentHunter tip

Got a younger sibling who might study here one day? ROOM registration is open from age 16 and the clock starts when they pay. Best €35 birthday present they never asked for.

Frequently asked questions about DUWO

How much does DUWO registration cost?

You register with ROOM.nl, not DUWO itself. It costs a one-off €35 in 2026 and stays valid for eight years, then you extend it annually. Our ROOM.nl guide walks through the sign-up.

How long is the DUWO waiting list in Delft?

There's no fixed list. In a one-day snapshot of Roommatch's "recently rented" page on 12 October 2026, the 71 Delft rooms let on registration time went to students registered for a median of 4.5 years (RentHunter count). Vote-ins and direct offers skip registration time.

Can I get a DUWO room before I arrive in the Netherlands?

Yes, mainly through University Housing at TU Delft, Leiden University or THUAS, or DUWO's priority scheme for first-year students from abroad.

Can I keep my University Housing room after the first year?

Nope. Leiden University's contracts last 12 months at most and cannot be extended. Register at ROOM early so you have registration time when yours ends.

Where can I find a room while I wait for DUWO?

On the private market. RentHunter does the searching across 1,100+ rental sites, so you can follow rooms in Delft, Leiden and The Hague in one place. You do the viewings.

Does DUWO have rooms in Groningen, Eindhoven or Maastricht?

Nope. DUWO's nine cities are Amsterdam, Amstelveen, Delft, The Hague, Deventer, Haarlem, Hoofddorp, Leiden and Wageningen. For other cities, start with our guide to student residences.

Do I really have to buy my own fridge?

For priority rooms, yes. DUWO doesn't provide furniture there: it says you buy all of it yourself, fridge and hob included, and there may not even be a carpet or laminate on the floor.

So, is DUWO worth the wait?

Once you're in, DUWO is honestly a good place to be: a contract that lasts your whole degree, and in Leiden and The Hague a shared room well below the private median. Getting in is the grind. Go for University Housing if you come from abroad, start your ROOM clock today, say yes to every vote-in and keep a private search running so you have a roof on day one.
