Rooms for Rent in Zaanstad

A room for rent in Zaanstad costs about €846 a month on average, 11% less than the €954 average in Amsterdam, for a roomy 26 m². Based on over 500 room listings tracked in Zaanstad by RentHunter since February 2024, 80% were listed between €600 and €1,050 a month.

The Zaanstad room market is small and mostly ready to move into: 82% of listings are furnished rooms in Zaanstad. The Dutch word gestoffeerd, which you will also meet, means a room with floors, curtains and lamps but no furniture. Zaanstad has no university, yet 22% of listings target students, which suits anyone studying in Amsterdam, and 7% target expats.

Zaanstad has five railway stations, Zaandam, Zaandam Kogerveld, Koog-Zaandijk, Wormerveer and Krommenie-Assendelft, so most rooms are a short bike ride from a train. There is no tram or metro, and buses link the former villages, so pick a room by its station rather than its postcode. Eindhoven (about 133 minutes by public transit) and Groningen (about 170) are weekend trips, not commutes.

Amsterdam is the commute that makes a room in Zaanstad work: the intercity from Zaandam reaches Amsterdam Centraal in about ten minutes and stops at Sloterdijk on the way, handy for offices in the west of the city. Count the bike ride at both ends, and note that from Krommenie-Assendelft the train leg is longer.

Utrecht is about 77 minutes from Zaanstad by public transit, which suits a job with two or three office days a week. Five days a week, the round trip adds up to almost 13 hours, so for a full-time office job a room closer to Utrecht may be the better deal.

The Hague is about 91 minutes from Zaanstad by public transit and Rotterdam about 100 minutes. A room in Zaanstad only makes sense for those cities if you go in once or twice a week, or if your partner or your studies are in Amsterdam.

The current market sits right on that average. The median asking rent of rooms first seen on RentHunter in the 90 days to October 2026 is €850, with asking rents 6% higher than three months earlier and stable compared with a year earlier.

An 11% gap is modest, so a room in Zaanstad pays off when it sits near a station and your office or campus is close to Sloterdijk or Centraal. If the trip does not work, compare rooms in Haarlem, or move up to apartments in Zaanstad if you rent with a partner.

• Zaandam centre and Inverdan, by the station What people call the centre of Zaanstad is the centre of Zaandam, around the station, the rebuilt Inverdan district and the Gedempte Gracht shopping street. A room here suits daily train commuters who want shops, the town hall and the Zaan within a few minutes' walk.
• Rosmolenwijk, older streets near the station Rosmolenwijk, on the west side of central Zaandam, has older terraced streets within walking distance of the station. It suits renters who want a quieter street than the centre without adding time to the commute.
• Koog and Zaandijk, near the Zaanse Schans Koog aan de Zaan and Zaandijk line the river north of Zaandam, with Koog-Zaandijk station a short walk from the windmills of the Zaanse Schans. Expect a village feel, tourists on summer weekends and, on some days, the smell of cocoa from the factories by the Zaan.
• Kogerveld, on the line to Purmerend Kogerveld, in the east of Zaandam, has its own station, Zaandam Kogerveld, on the line to Purmerend and Hoorn. It suits renters who work north of Zaanstad, and if nothing comes up, rooms in Purmerend are a few stops further on the same line.
