Katwijk's apartment market offers something unique in Zuid-Holland: seaside living with surprisingly good value. Based on over 200 listings tracked in Katwijk, apartments average €1,476 per month, that's 8% cheaper than neighboring Leiden while giving you beach access year-round. The town sits right on the North Sea coast, meaning your morning jog could be along the beach instead of through busy city streets.
The apartment stock here ranges from converted fishermen's houses near the old harbor to modern beachfront flats with sea views. About 40% of listings come furnished, which appeals to the growing expat community working in nearby Den Haag or Leiden. With Den Haag just 29 minutes away by public transport, you get the coastal lifestyle without sacrificing career opportunities.
Where coastal charm meets apartment hunting
Katwijk's neighborhoods each have their own character, from the historic fishing village charm of Katwijk aan Zee to the more residential feel of Katwijk aan den Rijn. The town is compact enough that you're never more than a 10-minute bike ride from the beach, but each area attracts different types of renters. For comparison, you might also check out apartments in Leiden or explore pet-friendly options in Leiden if you're traveling with furry companions.
Katwijk aan Zee: converted fishermen's cottages
The seaside heart of Katwijk, where most tourists flock but locals know the real gems. Here you'll find converted fishermen's cottages turned into modern flats, many with original wooden beams and sea views. The boulevard runs right along the beach, making this perfect for anyone who wants to hear waves from their living room. Summer brings crowds, but winter offers peaceful walks and lower tourist pressure.
Katwijk aan den Rijn: newer buildings near station
The more residential inland section, popular with families and commuters who want beach access without the tourist hustle. Apartment buildings here are typically newer and larger, with better parking options for those commuting to Leiden or Den Haag. The area around Wilhelminalaan offers good shopping and the local Albert Heijn, while still being just a 10-minute bike ride to the beach. This is where you'll find the train station for connections to major cities.
The Saturday market on Voorstraat in Katwijk aan den Rijn is where locals shop for fresh fish, flowers, and vegetables. It's been running for over 100 years and gives you a taste of authentic Dutch market culture.
8% cheaper than Leiden with 72% allowing registration
Based on over 200 apartment listings tracked in Katwijk, the rental market here offers genuine value compared to other Zuid-Holland cities. One-bedroom flats average €1,040 monthly, while larger family apartments with 3+ bedrooms range around €1,900-€1,940. The overall average of €1,476 sits 8% below Leiden's prices, making Katwijk an attractive option for those working in the Randstad but preferring coastal living.
What sets Katwijk apart is the apartment quality for the price. About 72% of landlords allow gemeente registration, higher than many coastal towns, and 25% offer parking spaces, crucial for commuters. Surface areas average a generous 76m², and you'll find that 17% of listings include private gardens, unusual for apartment buildings. The furnished market serves the 13% of listings targeting international tenants, particularly those on temporary assignments in nearby tech hubs or government offices in Den Haag.
Deposits typically run 0.99 months rent, slightly below the Dutch standard, and most landlords expect the usual documentation package: employment contract, recent payslips, and BSN registration. The seasonal tourist influx doesn't dramatically impact apartment availability like it might for short-term rentals, since most visitors opt for hotels or vacation rentals rather than competing for long-term housing stock.
Commuting from Katwijk
Katwijk's train connections make it surprisingly commutable despite its coastal location. The station at Katwijk aan den Rijn connects directly to the Dutch rail network, putting major employment centers within reasonable reach. While you're living by the sea, you're not isolated from career opportunities in the Randstad economic corridor.
Den Haag (29 minutes)
Just 29 minutes by public transport, Den Haag is the most natural commute from Katwijk. Many residents work in government ministries, international organizations like the International Court of Justice, or the growing tech sector around Central Station. The direct train connection makes this an easy daily journey, and you can often find a seat during off-peak hours.
Leiden: university and biotech opportunities
The university city is easily accessible, though exact travel times depend on your route through local buses and train connections. Leiden offers academic jobs at the historic university, biotech companies in the BioScience Park, and a growing startup scene. Many Katwijk residents reverse-commute here, escaping the higher housing costs while maintaining access to Leiden's intellectual community and cultural offerings.
