Houses for Rent in Baarn

Renting a house in Baarn is a different proposition from renting in a major Dutch city. This small Utrecht province town of around 24,500 residents sits between the Utrechtse Heuvelrug forests and the Gooimeer, and its rental house market reflects that suburban, green character. Based on over 100 listings tracked in Baarn on RentHunter, the average house rents for €2,160/month with an average surface area of 99 m². The remarkable detail: 71% of listed houses include a garden, far above what you'd find in denser Dutch cities. Parking is included in 47% of listings, and 78% allow gemeente registration, both figures that matter enormously to families and professionals planning to settle.

Baarn sits 11% above Amersfoort's average house rent of €1,947, which surprises some renters given the smaller size of the town. The premium reflects scarcity: Baarn's housing stock is dominated by owner-occupied villas and canal-side homes, leaving a relatively thin rental layer. Trains from Baarn station reach Utrecht in around 26 minutes and Amsterdam in about 37 minutes, making it a realistic commuter base for professionals working in either city. The range of €290 to €3,950 signals a wide market spanning modest terraced houses near the station to spacious detached homes on the wooded outskirts.

The house market in Baarn skews decisively toward suburban comfort. With 71% of listings offering a garden and an average footprint of 99 m², these are genuine family homes, not compact city-centre apartments dressed up as houses. Expect terraced houses from the 1960s and 1970s in the residential streets south of the station, alongside more substantial semi-detached and detached homes in the greener, wooded quarters near Baarnsch Bosch.

Unusually for a small Dutch town, 45% of Baarn house listings come furnished. This is partly driven by expat placements at companies in the Amsterdam–Utrecht corridor who need a temporary but comfortable family base. Furnished houses tend to sit at the higher end of the range, so if you're planning a long-term stay, negotiating to rent an unfurnished property often saves a meaningful amount each month. If you'd prefer to search specifically for furnished options, browsing furnished houses in Utrecht province gives a wider pool to compare.

Short-term house rentals in Baarn are uncommon. Most landlords here prefer stable, long-term tenants, which is consistent with the high rate of gemeente registration allowed (78%). If you need a house for fewer than six months, expect to pay a premium and to compete for a very small pool of listings. The furnished share of 45% does cover some short-term-compatible options, but purpose-built short-term lets are rare in this residential town.

• Center and station area: walkable convenience The streets immediately around Baarn Centraal station offer the most accessible rental houses, typically terraced homes from the post-war era. Shops, the Brinkplein square with its weekly market, and the train to Utrecht are all within a short walk. This area suits couples or small families who commute regularly and want to avoid car dependency.
• Baarnsch Bosch area: detached homes in the woods The wooded southern and eastern fringes around Baarnsch Bosch are where Baarn's most characterful and expensive rental houses sit. These are larger, often detached properties with substantial gardens, reflecting the leafy estate character that Baarn has been known for since the 19th century when Amsterdam merchant families built their country retreats here. Rents in this zone push toward the upper end, with 5-bedroom houses averaging €3,814/month. It suits established families wanting space, privacy, and direct access to the Utrechtse Heuvelrug walking and cycling routes.
• Noordwestkwartier: family streets near schools The northwestern residential quarter offers mid-sized terraced and semi-detached houses in a quieter, more affordable corner of Baarn. Primary schools and sports facilities are within easy reach, and the neighbourhood has a settled, community-oriented feel. Rents here typically reflect the 2-bedroom and 3-bedroom brackets, with averages around €2,023 and €2,143/month respectively. A solid choice for families who want the Baarn lifestyle at a more manageable price point than the wooded estate roads.

Bedroom count drives price more predictably in Baarn than in most Dutch cities, because the housing stock is fairly uniform in type. A 1-bedroom house averages €1,135/month (though based on just 5 listings, so treat this as indicative). The 2-bedroom bracket, anchored by 30 listings, averages €2,023/month and represents the most liquid segment of the market. Move to 3 bedrooms and you're at €2,143/month on average, while 4-bedroom properties average €2,359/month. The jump to 5 bedrooms is steep: an average of €3,814/month for properties that tend to be the larger, detached homes on the wooded roads.

Baarn sits 11% above Amersfoort's average of €1,947, and the gap is real. You're paying partly for the train access (Utrecht in 26 minutes, Amsterdam in 37), partly for the park-like setting, and partly for the scarcity of rental stock in an overwhelmingly owner-occupied town. For comparison, houses for rent in Amersfoort give you a bigger city with more options at a lower average price, while houses for rent in Almere go the other direction: more new-build volume but a different suburban character altogether.

For the rental process: landlords in Baarn typically expect proof of income at 3× the monthly rent, a recent employer statement, and a copy of your ID. The gemeente registration rate of 78% is good news, confirming that most rentals here are legitimate primary residences rather than tourist lets. Budget for a deposit of around 1.41 months' rent on top of your first month's payment.

Baarn station sits on the direct line between Amersfoort and Amsterdam, which makes it a surprisingly strong commuter node for a town this size. Utrecht is about 26 minutes by public transit (25 km), and Amsterdam around 37 minutes (36 km). Rotterdam is reachable in roughly 62 minutes, and Den Haag in about 63 minutes. For destinations like Eindhoven (around 84 minutes) or Groningen (around 94 minutes), Baarn is less practical as a commuter base, but those are longer-range exceptions.

For daily commuters to Utrecht or Amsterdam, Baarn functions like a quieter, greener alternative to living in those cities directly. The parking rate of 47% is also relevant here: many residents combine a car for local errands with the train for longer journeys, and the town's suburban layout makes that combination practical. Cycling infrastructure to the station is good, and the Utrechtse Heuvelrug cycling network means recreational riders are well served too.
