Apartments, rooms and studios for rent in Heiloo

Heiloo sits in a quiet corner of Noord-Holland, wedged between Alkmaar to the south and the dunes that run toward Egmond aan Zee. It is a town of about 22,857 people where the pace is noticeably slower than the Randstad, and where most people who move here are making a deliberate trade: less urban noise, more space, a garden if you're lucky, and a train connection that keeps Amsterdam within arm's reach. The rental market reflects exactly that character. Based on over 200 listings tracked in Heiloo, the average rent sits at €1,156/month across an average of 76 m², which for Noord-Holland is a reasonable deal, especially compared to what the same budget buys in Haarlem or Amsterdam.

The renter profile here is specific. You won't find students hunting for shared rooms along the Kennemerstraatweg, and you won't find the expat-heavy market that concentrates in the big cities either: only 9% of listings are expat-targeted. Instead, Heiloo draws working couples and families who commute into the region and want a proper home, not a city apartment. On RentHunter the Heiloo stock is dominated by apartments, but the houses that do come up offer genuine space at a price that still makes sense.

• Apartments: 71% of stock at avg €955/month At an average of €955/month for 61 m², Heiloo's apartments are the workhorse of the local rental market. Most of these are relatively modern units in low-rise blocks, concentrated around the Heiloo train station area and along the main arteries toward Alkmaar. Parking is included in only 19% of listings overall, so if you commute by car you will want to clarify that upfront. Gardens come with 35% of listings, a higher share than you'd find in denser cities. Apartments in Heiloo are the most realistic entry point for anyone starting a search here.
• Houses: 23% of market, averaging €1,863/month Houses in Heiloo average 133 m² at €1,863/month. These are proper family homes, typically semi-detached or terraced, found in the quieter residential streets away from the train station. The Stationsweg area and the streets north toward the Heiloobos forest are where you'll find most of them. At that size and price, they represent solid value compared to comparable properties in Haarlem or closer to Amsterdam, where the same money gets you considerably less square footage. Availability is limited: houses make up just 23% of all rentals tracked, and they move quickly.

Heiloo is not trying to be a city. That is precisely the point. The population is small, the street plan is flat and bikeable, and the commercial center along the Kennemerstraatweg handles most daily needs without being overwhelming. There is a weekly market, a small cluster of independent shops, and two supermarkets within easy reach of the station.

The Heiloobos, the woodland area on the northern edge of the municipality, is where residents walk, run, and mountain-bike on weekends. It is genuinely close to most rental properties, not a distant park. The dune corridor toward the coast is accessible by bike in under 30 minutes, which matters in a Noord-Holland summer. Most people who live here long-term say the town's scale is the feature, not a bug.

The strip between Heiloo station and the Kennemerstraatweg is where the highest density of rental apartments is found. Streets like the Ewisweg and the Boekenstein area have seen a fair amount of newer residential construction, which means more apartments entering the rental pool. For commuters, this area makes the most sense: you can walk to the platform in under 10 minutes from most addresses, and there is a well-used bicycle shed at the station for anyone cycling in from further out.

The residential areas north of the commercial center, running toward the Heiloobos and the Assumburg estate, are where you find Heiloo's rental houses. These streets are quiet, lined with post-war semi-detached homes and more recent infill construction. Families with children are the dominant profile in this pocket. The trade-off is that you are a longer bike ride from the station, around 10 to 15 minutes depending on where exactly you live. For families who drive to the station or work locally, this part of Heiloo offers the most space for the money.

Heiloo has one direct connection that shapes everything: the NS intercity line running between Alkmaar and Amsterdam. The station is the town's main transport asset, and most rental decisions in Heiloo are made around it. It is not a car-first town, but it is also not cycling-distance from any major employer. The train is the key.

Amsterdam is the primary pull for most Heiloo renters. The intercity train from Heiloo station reaches Amsterdam Centraal in around 39 minutes, running frequently throughout the day. This is close enough for a daily commute, though it adds up over the year. Rush-hour trains tend to fill up from Alkmaar, so boarding at Heiloo is typically more comfortable than joining at that junction.

Alkmaar is where Heiloo residents go for everything the town itself does not have: a hospital, a larger shopping center, university of applied sciences (Hogeschool Inholland), and a broader job market in retail, healthcare, and regional government. Eight minutes by train, or a 20-minute bike ride on a dedicated cycling route. For renters considering a move to the region, it is worth comparing listings in both towns. Alkmaar's rental market is larger and more varied, but Heiloo can undercut it noticeably on price per square meter.

If Heiloo's stock is thin when you are searching, two other Noord-Holland markets are worth a parallel look. Purmerend sits east of Amsterdam and has grown significantly in recent years, with a somewhat younger demographic and more new-build rental supply. Haarlem offers a far larger rental market overall, but prices are considerably higher and competition is much stiffer. Both have direct train links into Amsterdam. Depending on where exactly in Amsterdam you work, either could offer a comparable or shorter commute than Heiloo, though at a different price point.
