Apartments, rooms and studios for rent in Baarn

Baarn sits on the edge of the Utrechtse Heuvelrug in Utrecht province, a town of about 24,500 people where streets like Wilhelminalaan and Eemnesserweg are lined with detached villas and mid-century apartment blocks in roughly equal measure. Renters who end up here tend to fall into one of two camps: people priced out of Amersfoort who are willing to trade 15 minutes on the train for noticeably lower rents, and established households who want green surroundings and easy parking without moving to a village with no amenities at all.

Based on over 300 listings tracked in Baarn on RentHunter, the overall average rent sits at €1,491/month across an average surface of 67 m². That puts Baarn roughly 3% cheaper than Amersfoort, which sounds modest but adds up to a meaningful difference over a lease year. The market is dominated by apartments (66% of stock, average €1,340/month) with houses making up most of the rest at a considerably higher price point.

• Apartments (66% of Baarn rentals, avg €1,340) Apartments are by far the most common rental in Baarn: 256 listings in our dataset, averaging €1,340/month for roughly 60 m². Most are in low-rise blocks built between the 1960s and 1990s, concentrated near the Baarn train station and along the Brinklaan corridor. Furnished units make up about a third of availability, and around a third come with a parking spot, reflecting the town's car-friendly character. If you're comparing with similar-sized Dutch towns, that parking inclusion rate is genuinely above average.
• Houses in Baarn: more space, sharply higher rents Houses account for 26% of the market (102 listings) and average €2,160/month for 99 m². The jump from apartments is steep at roughly €820/month for an extra 39 m², so families who prioritize the garden (27% of all listings include one) tend to find houses the better fit despite the cost. Baarn has a genuine supply of spacious detached and semi-detached houses in areas like the Prins Hendrikpark surroundings, which is unusual for a town this size. Baarn is not a transit point that people accidentally rent in. People who live here made an active choice for low traffic, wide streets, and proximity to the Soestdijk area forest trails, accepting the trade-off of a smaller local economy. The population skews older and owner-occupied compared to university cities, which is reflected in the rental market: only 5% of listings are student-targeted, and 10% are aimed at expats, a segment likely driven by international staff at regional employers and people commuting to Amsterdam.

The town center around the Brinkweg and the weekly market on the Laanstraat gives daily life a genuinely local feel. There is no major shopping mall, no student district, and no heavy industry. What Baarn offers is consistent: quiet streets, good primary schools, and a forest ten minutes by bike from most front doors.

Baarn station sits on the Utrecht–Amersfoort–Zwolle intercity line, which means direct connections rather than relying on a bus or regional service. Utrecht is about 26 minutes away, Amsterdam around 37 minutes. For renters whose work is in the Randstad, that's a manageable daily commute, though you'll feel the trade-off on days when NS has delays on this line. Cycling infrastructure within Baarn itself is solid, and the station has covered bike parking.

The Baarnse Bos, which starts practically behind the residential streets east of the Eemnesserweg, is one of the town's most-used daily amenities. It is a proper managed forest, not a city park, with marked cycling and walking routes that connect into the wider Utrechtse Heuvelrug network. For renters with dogs or young children, that access makes a real difference to quality of life.

For everyday needs, the Raadhuisplein area and the Brinkweg corridor cover most of what residents need: supermarkets, a library, a handful of local restaurants, and the weekly outdoor market. Baarn does not have a large-scale leisure or nightlife scene, and that is part of the appeal for the people who rent here.

Baarn station is a genuine asset for renters. The intercity line through Baarn connects directly to Utrecht, Amersfoort, and Amsterdam without transfers, which makes the commute arithmetic straightforward. The station car park is available for park-and-ride, and the covered bike storage is large enough that bike theft is less of a daily anxiety than at busier urban stations.

Utrecht is about 26 minutes by public transit from Baarn, which makes it the most practical work destination for people renting here. Utrecht is a significantly more expensive rental market, so the math often works in Baarn's favor for anyone whose employer is around Utrecht Centraal or the science park area. The direct connection means no platform scrambles in the morning.

Amsterdam is reachable in about 37 minutes, which explains why 10% of Baarn's rental listings are expat-targeted. For people working in the Amsterdam business districts, Baarn offers a different quality of life at meaningfully lower rents. It is worth comparing with Almere as an alternative commuter base for Amsterdam workers: Almere has faster rail access to Amsterdam Zuid but a larger and more urban feel.
