Houses for Rent in Waterland

Renting a house in Waterland means something quite specific: you get the space, the garden, and the quiet that Amsterdam cannot offer, while staying within commuting reach of the city. The municipality of Waterland sits in Noord-Holland, stretching across a polder landscape of canals, meadows, and small historic cores like Monnickendam and Broek in Waterland. Houses here are typically freestanding or semi-detached, often with private gardens and off-street parking, a combination that is nearly impossible to find in Amsterdam proper at any price.

The house market in Waterland is small but consistent in character. Rental homes tend to be family-sized, with three or more bedrooms, and are sought after by established households relocating from Amsterdam or other Noord-Holland cities. Because the stock is limited, listings move quickly and landlords often have their pick of tenants. Tracking available rentals across platforms in one place on RentHunter helps you stay ahead. The average rent in Waterland sits around €3,017/month, which sounds high in isolation but is notably lower than equivalent family homes in Amsterdam.

If you need more options nearby, houses in Purmerend offer a broader selection within the same region, and houses in Almere are worth checking if you are open to commuting via a different corridor.

Waterland has no train station of its own, so most residents rely on regional buses and, in many villages, cycling to reach the nearest rail connection. The area is well-served by bus lines connecting to Amsterdam Noord and beyond, from where the metro and national rail network take over. For those commuting daily, a bicycle plus public transit combination is the most common strategy.

Amsterdam is around 32 minutes by public transit and 19 km away, making it the primary destination for most Waterland commuters. The bus runs to Amsterdam Noord station, where you connect directly to the IJ tunnel metro lines and Amsterdam Centraal. The vast majority of working residents who rent a house in Waterland make this trip daily.

Utrecht is around 71 minutes from Waterland by public transit, reached via Amsterdam Centraal and the fast intercity line. The route is manageable for people who commute a few days per week, particularly those in financial services, healthcare, or government roles centered in Utrecht. A hybrid working arrangement makes this distance genuinely liveable.

Houses in Waterland average around €3,017/month, which is 17% below equivalent family homes in Amsterdam. In concrete terms, that gap can represent several hundred euros per month in savings, money that many families redirect toward childcare, savings, or school fees rather than rent.

The trade-off is the commute. Adding 30–35 minutes each way to your daily journey is a real cost in time, and there is no getting around the fact that Waterland lacks the walkability and immediate amenity density of Amsterdam neighborhoods. But for families prioritising a proper garden, a quiet street, and a school run that does not involve a tram, the calculation often lands in Waterland's favour.

• Monnickendam: historic harbor town, most amenities Monnickendam is the administrative center of the municipality and the village with the most shops, schools, and services. The historic harbor area and the 15th-century Speeltoren clock tower give the village a strong local identity. Rental houses here tend to be older terraced and semi-detached homes, popular with families who want village life without being cut off from everyday conveniences.
• Broek in Waterland: postcard village, tight rental stock Broek in Waterland is one of the best-preserved historic villages in Noord-Holland, with painted wooden houses and narrow canals that draw day-trippers from Amsterdam. Rental availability here is very limited precisely because so many homes are owner-occupied heritage properties. When a house does come up for rent, it tends to be snapped up fast. The village is a genuine draw for couples and small families who prioritise environment over urban amenities.
• Marken: peninsula village, longer transit to Amsterdam Marken juts out into the IJmeer on a former island, connected to the mainland by a causeway. The village has a very specific character, traditional painted houses, a small harbor, and a strong seasonal tourism presence, and feels genuinely remote from city life. Rental houses here are rare and suit those working remotely or making the trip to Amsterdam only occasionally. The road-only connection (bus via Monnickendam) means commuting daily is less practical than from other Waterland villages.
• Ilpendam and Purmer: post-war family suburbia near N247 Ilpendam and the Purmer polder area sit along the N247 road axis, offering more practical access to Purmerend and Amsterdam by car or bus. Houses here are predominantly post-war semi-detached and terraced homes with gardens, more affordable within the municipality and suited to families who prioritise space and school proximity over village aesthetics. If you find the stock in Waterland limited, the nearby houses for rent in Purmerend extend your options significantly and are directly accessible via the same road corridor.
