Houses for Rent in Heumen

Renting a house in Heumen means choosing space and quiet over urban density. This small Gelderland municipality of around 16,500 residents sits just south of Nijmegen, and its housing stock is dominated by standalone family homes and terraced houses with gardens, something you rarely find at this scale in a larger city. The house market here is genuinely tight: supply is limited, and properties tend to rent quickly when they appear. Average rent for a house sits around €1,656/month, which reflects the spacious, family-oriented nature of what's available.

What makes Heumen particularly interesting for house hunters is its position between two cities. Nijmegen's city centre is just a short bike ride away, while the wider Arnhem–Nijmegen metropolitan corridor puts employment, hospitals, and universities within easy reach. If you're comparing your options across the region, RentHunter lets you browse listings from Heumen alongside Nijmegen and Arnhem in one place. Families looking for a garden, a quiet street, and good schools nearby often find Heumen hits the right balance.

Heumen has no train station of its own, but that's less of a problem than it sounds. Bus lines connect the municipality to Nijmegen Centraal within minutes, and from there the national rail network opens up. For daily commuters, the combination of bike-to-bus and intercity train is the standard approach, and cycling infrastructure in this part of Gelderland is genuinely good.

The nearest city and the main reason most Heumen residents tolerate the lack of a local train stop. Nijmegen is home to Radboud University and Radboud UMC, one of the largest university hospitals in the Netherlands, making it a major employer for families renting in the area. The Saturday market on Grote Markt is a 15-minute bus ride away. If you're weighing your options, houses for rent in Nijmegen give you a direct city comparison.

Arnhem is the Gelderland provincial capital and a significant employment hub, home to major employers in the insurance and fashion sectors. The roughly 94-minute transit journey via Nijmegen Centraal makes it a feasible, if long, daily commute. Those who work in Arnhem but prefer the quiet of Heumen tend to use the route a few days a week and work from home the rest. Comparing houses for rent in Arnhem directly against Heumen is worth doing before you commit.

Both Eindhoven and Utrecht are reachable in roughly 90 minutes by public transit, which puts them at the outer edge of realistic daily commuting. Eindhoven's tech and design sector attracts some Heumen-based professionals willing to make the trip a few times a week. Utrecht, as the country's central rail hub, opens up connections to the rest of the Netherlands. These are better suited to hybrid workers than traditional five-day-a-week commuters.

At an average of around €1,656/month, houses in Heumen are actually about 8% more expensive than equivalent properties in Arnhem, which may surprise first-time searchers. The premium reflects what you get: substantially more living space, a private garden in most cases, and a quieter residential setting that houses in comparable Arnhem neighbourhoods simply cannot match. If your priority is square metres per euro, Heumen still beats an apartment in central Nijmegen by a significant margin.

Compared to renting a family home closer to Nijmegen's city centre, Heumen typically delivers larger gardens, off-street parking, and the kind of neighbour-knows-your-name character that draws families with young children. If you're specifically seeking a high-end option, luxury houses near Nijmegen provide an interesting upper-market benchmark. For those not committed to a full house, apartments in Heumen and rooms in Heumen are worth checking for a more affordable entry point into the area.

• Heumen village: near the Maas-Waalkanaal waterway The core village of Heumen sits along the Maas-Waalkanaal, where cycling paths run directly into Nijmegen in around 20 minutes. Houses here are a mix of 1970s and 1980s family homes on quiet, tree-lined streets with generous gardens. It attracts families with school-age children who want green space without sacrificing proximity to Nijmegen's amenities.
• Malden: largest residential area, with its own shops Malden is the most populated part of the municipality and functions almost like a self-contained village, with a supermarket, primary schools, and sports facilities all within walking distance. The housing stock here skews toward 1990s and early-2000s detached and semi-detached family homes, many with driveways and larger rear gardens. Bus connections to Nijmegen run regularly, making it a practical base for families who want daily life to be manageable without a car for every errand.
• Overasselt and Nederasselt: rural fringe with Wijchen links The smaller villages of Overasselt and Nederasselt sit on the western edge of the municipality, bordering Wijchen. These are genuinely rural settings: detached farmhouse-style homes, large plots, and minimal through-traffic. They suit professionals who work remotely or families who prioritise outdoor living above all else. Expect a longer bike ride to Nijmegen (35–40 minutes) but significantly more privacy and space per euro than anywhere closer to the city.
• Molenhoek: forest-edge living near the Mookerheide Molenhoek is arguably Heumen's most scenic residential area, positioned on the edge of the Mookerheide heath and forest landscape. Houses here are often larger, detached properties set back from the road with mature gardens. The area borders the province of Limburg and has a distinctly different feel from the more suburban Malden. Renters who prioritise morning runs through heathland and evening quiet over urban connectivity consistently choose Molenhoek.
