Houses for Rent in Eijsden Margraten

Renting a house in Eijsden-Margraten means trading urban density for genuine space: gardens, driveways, and countryside views that simply don't exist at this price point in Maastricht, just 10–15 km to the north. The municipality sits in the southernmost tip of the Netherlands, bordered by Belgium on two sides and the Maas river valley to the west, which gives the area an almost border-crossing character. Villages like Eijsden, Margraten, and Cadier en Keer have distinct identities, and the type of house for rent here tends to be proper family homes, not converted apartments dressed up as houses.

Based on listings tracked on RentHunter, the rental offer in Eijsden-Margraten is modest in volume but consistent in character: detached and semi-detached houses with gardens dominate the stock, and furnished houses do appear, particularly targeting expat families connected to the nearby international community in and around Maastricht. If you're looking for a house to rent in Eijsden-Margraten with room for children, a dog, or simply a proper dining table and a vegetable patch, this municipality delivers in a way few Dutch regions at this latitude can match.

Eijsden-Margraten has no direct train station within its own borders, but the nearby Maastricht station, reachable by bus or bike, is the gateway to the rest of the country. Bus lines connect the municipality's main villages to Maastricht's central station, and from there the national rail network opens up. For daily commuters, the key question is where they're heading: Maastricht itself is very doable, while journeys to Randstad cities require either an early alarm or a partial work-from-home setup.

Maastricht is the obvious daily destination for most Eijsden-Margraten residents: university, hospitals, government offices, and a dense cluster of international companies are all within easy reach. The bus from Eijsden village or Margraten to Maastricht Centraal takes roughly 15–20 minutes depending on the route, and many people also cycle the flatter stretches along the Maas. If you work in Maastricht, living in Eijsden-Margraten gives you a proper house with a garden for what you'd pay for a modest apartment in the city centre.

Eindhoven, the tech and design capital of the southern Netherlands, is roughly 90 minutes away by public transit. That makes daily commuting ambitious but not impossible for those with flexible schedules or two or three office days per week. The route typically goes through Maastricht station first. If you work at ASML, the High Tech Campus, or one of Eindhoven's design agencies, renting a house in Eijsden-Margraten could work if you combine it with hybrid working. For comparison, houses for rent in Eindhoven tend to come at a significantly higher price point.

Amsterdam is around 158 minutes and Rotterdam about 152 minutes by public transit from Eijsden-Margraten. These are firmly in the territory of hybrid-only work arrangements, two to three days per week in the office at most. The upside: Limburg's cost of living is meaningfully lower than the Randstad, so the math can still work in your favour if you factor in lower rents and a better quality of life. Den Haag at roughly 169 minutes follows a similar logic.

Maastricht is the natural reference point for pricing. A well-maintained family home in one of Eijsden-Margraten's villages typically rents for less than an equivalent house in Maastricht's popular neighbourhoods like Wyck or the Jekerkwartier, where competition from students, expats, and university staff drives prices up considerably. The gap is meaningful enough that many families deliberately choose the municipality precisely to get more square metres and a garden for their budget.

The trade-off is straightforward: you exchange proximity to Maastricht's restaurants, Vrijthof square, and cultural institutions for a quieter village setting, a real garden, and in many cases a garage or driveway. For families with school-age children, Eijsden-Margraten also has its own schools and local amenities. The annual Valkenier open-air market in Eijsden and the Drielandenpunt at the Belgian-German-Dutch border triple point (a short drive from anywhere in the municipality) are the kind of local anchors that matter when you're thinking of Eijsden-Margraten as a long-term home rather than a temporary rental stop.

If you're weighing options, it's worth comparing houses for rent in Maastricht directly against what's available here. And if you have a pet, pet-friendly houses in Maastricht are worth checking too, since that city has a stronger supply of verified pet-friendly listings than the surrounding municipalities.

• Eijsden village: riverside family streets near the Belgian border Eijsden village, sitting on the western bank of the Maas just 2 km from Belgium, is the municipality's largest settlement and the one with the most consistent rental supply. Houses here are often post-war semi-detached or terraced homes on quiet residential streets, with gardens that back onto fields or fruit orchards. The Eijsden-Maastricht bus route makes commuting practical, and the weekly Saturday market in the village centre gives it a community feel that is hard to replicate in a suburban fringe.
• Margraten: plateau village, quiet roads, and war cemetery proximity Margraten sits on the South Limburg plateau, with open agricultural landscapes and the famous Netherlands American Cemetery (the only American WWII military cemetery in the country) just at the edge of the village. Houses here tend to be detached family homes with larger plots than you'd find in Eijsden village, reflecting the more rural land use of the plateau. It suits families or couples who genuinely want to be away from urban noise, with the understanding that a car is more or less essential for the school run and weekly shopping.
• Cadier en Keer: hilltop village close to Maastricht, expat-popular enclave Cadier en Keer is one of the most sought-after addresses in the municipality for expat families, largely because of its position just south of Maastricht, its international school connections, and its genuinely scenic hilltop setting with views over the Maas valley. Rental houses here are often larger detached properties, including furnished options aimed at professionals on 1–3 year assignments. Expect higher rents than elsewhere in the municipality, but still below Maastricht city centre, and the quality of the residential environment is a major draw.
• Gronsveld and Rijckholt: rural south, for true countryside living The southernmost villages of the municipality, including Gronsveld and Rijckholt, offer the most rural setting: fruit orchards, chalk landscape walks, and a pace of life that feels genuinely removed from the Netherlands' urban density. Rental supply is thin here, but when houses do come available they tend to be older farmhouse-style properties with substantial land. Ideal for households that work from home most of the week and value privacy and space above all else. Connectivity by public transport is limited, so a car is not just convenient but necessary.
